HUD Report 9-24-2010: A Little Bit Smoky Country Edition

Greetings folks!  I was blown away this week by what appears to be the most expensive HUD Home we've ever had, a rural nugget weighing in at $290,000.  It kind of has my full attention, especially given the unique nature of its location, condition and inclusions.  So blah blah blah, here's the deals, look for the expensive one and buy it from me, blah blah blah....

4121 Julesberg Dr, Loveland: $181,000. 3 bed, 1.5 bath, 1405 sq ft, 3 car attached (!), 2003, $100 Down NO Repair Escrow.  "But hold on a minute Crip, didn't we have this one last week?"  No, but you're close.  That was 4087 Julesberg, and it's a pile compared to this tidy little 2 story.  This also may be the smallest house in terms of total sq footage I've seen with a 3 car garage.  The back yard is fenced with nary a tree to be found, and there's a smallish patio.  If you liked the idea of last week's Julesberg property but hated that particular Julesberg property, check out THIS Julesberg property.  Pics start here: http://captainfantasy.shutterfly.com/13793  Owner occupant bids due 10-3-2010, investors daily thereafter if available.


35621 County Road 25, Eaton CO: $290,000.  5 bed, 3 bath, 1771 sq ft over full mostly finished, 2003, 2 car attached plus two MASSIVE pre-fab steel barns, 3.14 acres, UNINSURED, 203k eligible.  Here's the interesting one.  First the good: The house is very large, with total sq footage over 3500 sq ft (most of it finished), 3 bedrooms and 2 baths on the main floor and a very sharp kitchen.  The full basement is almost entirely finished, with 2 more bedrooms, a large full bath, storage, some type of entertainment area, living room and the odd nook and cranny.  There's a deck that wraps around most of the back of the house and a smaller private deck off of the master suite, both of which overlook a lovely pond.  Then there's the barns - they're HUGE.  The nicer/newer of the two (we'll call it the blue one) has a partial pad, and there's a large carpeted area.  I don't know the purpose of this, but if you have a few more cowboy hats in your closet than me, perhaps you do...?  There's also a couple of water pumps in the building.  The second building has a dirt floor and appears  to have just been housing for livestock.  I should point out that the county records show these building as 1392 sq ft and 2520 sq ft.  So now for the bad: The house is UNINSURED and there is substantial smoke damage throughout the main floor.  Scope the pictures.  The cause is a mystery, and the smoke has left spooky Rorschach test-like images all over the main floor.  See how many skulls YOU spot in pictures.  Oddly, there is no smoke smell whatsoever in the house, and the basement is totally unaffected.  Pics start here: http://captainfantasy.shutterfly.com/13842  Owner occupant bids due 10-3-2010, investors daily thereafter if available.

1617 41st Street Rd, Evans: $91,000. 4 bed, 2 bath, 988 sq ft over full, mostly finished, 1993, 2 car attached, $100 down with NO repair escrow.  Rolled up to this property and buyers were finishing up with their agent.  Holy Cow did the dude give me a dirty look, for what reason I don't know.  Apparently they didn't like my menacing orange car.  Or he was being protective of this tidy little deal.  The basement is nicer than the main level, and has been finished very nicely.  This would be a great $100 down property for someone looking for a clean, basically move-in ready house with all the "typical" wants: 3 or more bedrooms, 2 car garage, fenced yard, quiet neighborhood, etc.  Pics start here: http://captainfantasy.shutterfly.com/13860 Owner occupant bids due 10-3-2010, investors daily thereafter if available.

Relist: 1337 29th St, Greeley (I say Evans): $76,500. 3 bed, 2 bath, 1337 sq ft (seriously), 1978, 2 car attached, $100 Down with $550 repair escrow.  This corner lot tri-level is in nearly-fantastic condition, and the price reduction  makes it a compelling buy.  The only drawback is minor cosmetic ugliness and a small repair escrow (for furnace repair).  Scope the video:

Relist: 3839 Steelhead St A, Fort Collins: $148,000. 2 bed, 2 bath, 1468 sq ft, 2006 (!), 1 car attached, $100 Down NO repair escrow.  KILLER deal!   Back on the market!  Back when this was first listed a similar unit was under contract and listed for $175k, and the prices still go up from there.  All stainless kitchen appliances present, gas fireplace, big master with balcony that overlooks large grassy common area and the open space between the subdivision and east Harmony.  You can actually get right to the property by taking Cinquefoil (the dirt road that is now completely connected), so as you may have guessed this is a block north of Observatory Village.  There will be a bidding war on this one I'm sure, so call me soon.  Pics start here: http://captainfantasy.shutterfly.com/12779.  Owner occupant bids due 9/28/2010, investors daily thereafter if available.

Relist: 4416 S Shenandoah St, Greeley: $49,000. 3 (I say 4) bed, 2 bath, 1508 sq ft, 1996, 1 car attached, UNINSURED. Along comes one of the cleanest manufactured homes we've ever had in Hill-N-Park and lo and behold it won't go FHA. Why not you ask?  HUD notes: "One HUD certification label is missing from exterior. Subject is not permanently attached to foundation, permanently anchor frame to foundation. Repair/replace - crawlspace cover; deck stain; roof shingle."  Obviously, this had an FHA loan on it at one point in time, so I don't know if the house magically unattached itself or what.  Be advised!  And bring your cash.  Scope the video and pictures because this one is pretty nice on the inside, with all appliances included, the one car garage, and a gigantic shed in the backyard.

Relist: 4331 Page Pl, Loveland: $119,000. 3 bed, 1.75 bath, 1452 sq ft, 1 car attached, 1956, $100 Down with $2090 repair escrow.  Some may call this Campion, and the joint across the street at 4318 Hawg Hollow Lane claims to be in Berthoud.  Either way, consider this one just south of 42nd Street in Loveland.  It is a sprawling ranch on a small half-acre (REALTOR®-speak for "it isn't quite an acre"), with updates scattered here and there, most notably hickory cabinets in the nicely finished kitchen.  The draw here is going to be the do-whatever-you-like nature of the area and of course the massive yard, which currently houses two sheds.  Check this one out if you want to spread out a little.

Relist: 7159 Mount Adams, Wellington: $153,000. 3 bed, 2.5 bath, 1377 finished sq ft over full unfinished, 2 car attached, 2002, $100 down with $550 repair escrow.  We've had a few places like this one in The Knolls, but in terms of condition this is the nicest I've seen.  The main level is intact cosmetically, and unlike many I've seen a couple of blocks over there doesn't appear to be any settling issues around the exterior.  The basement is unfinished and clean, and there's a bunny living under the unusually wide back deck.  It appears that this property may qualify for a USDA Rural Development 502 Direct Loan as well as the $100 down, so hit me up for details.

Crip's HUD Report 9-17-2010: The Westbourn Supremacy

Hello again HUD fans.  The videos are back this week, and just in time for a short but VERY sweet edition of the HUD Report.  We're almost exclusively Larimer County this week, and our Fort Collins inventory is starting to pile up.  Looking in the Choice City?  Yeah, I don't like that term either....

3925 Asbury Dr, Fort Collins: $171,000. 2 bed, 1.5 bath, 1280 sq ft, 1981, 1 car attached, $100 Down with $330 repair escrow for exterior trim paint.  This attractive tri-level is located just north of Troutman Park and has what appears to be a fairly new roof, a remodeled kitchen and a large fenced backyard that backs to a big drainage field.  The main drawback is the size, and the lower level's spare room  unfortunately houses the furnace (meaning no bedroom, folks).  This forever shall be a 2 bedroom.  But at least it's a NICE 2 bedroom.

4087 Julesberg Dr, Loveland: $182,000. 3 bed, 2 bath, 1452 sq ft, 2003, 2 car attached, $100 down with $660 repair escrow for furnace repair and deck paint/stain.  Yet another tri-level, this one is located in the NW Loveland subdivision called BUCK, or Buckhorn Village, located off of far west 43rd.  This has great curb appeal, and the interior is in decent shape but of course suffers from the typical cosmetic transgressions of pink, teal, etc.  The back deck needs more than stain - it's been a chew toy for years - and I probably wouldn't have planted a plum tree right in the middle of the yard.  But the walk-out lower level leads to a large cement patio and an open portion of grass and would make an awesome family room.

2131 Gray's Peak Dr #203, Loveland: $119,000. 1 bed, 1 bath, 983 sq ft, 2005, 1 car somewhat attached, $100 down with $550 repair escrow.   Do you run a dispensary?  Do you like the idea of saying you live in High Plains Village? Or perhaps it's just you and your cat and your nice little Miata that you like to keep in the garage.  This is your place.  It's a bit of a 2-story, but alas there's nothing on the ground level other than the landing for the stairs.  You do have a small private fenced yard, and a door adjacent that leads to your garage, which I believe may be fairly unique in this subdivision near Centerra.  Upstairs you go and the unit is stunning.  There are wood floors in the kitchen/dining area, a fireplace and a patio, and although there are about six different colors in this 1 bed, 1 bath unit it's actually not too bad.  In other words - this place is basically move-in condition.  I spent quite a bit of time talking with the very nice downstairs neighbor and she requests that whoever buys this place also be very nice.  I said I would do my best, so help me out here people.

6554 Westbourn Circle, Fort Collins: $219,000. 3 bed, 2.5 bath, 1825 sq ft, 1995, 3 car attached, $100 down with NO repair escrow.  Ah yes.  This Brittany Knolls 2-story is impressive from the front yard, and even more impressive on paper: It's the cheapest active property (of 5) by $30k AND features a 3 car garage, and if it sells for $219k it will defeat the next cheapest 3-car property sold in the subdivision (in the last year) by $66,000.  This one is fully insured, so there are no repairs called for.  It would definitely benefit from carpet, but other than that it is in great condition.  Kitchen is intact.  Master suite is biggest I've seen under $250k, back deck is large, layout is nice, neighbors have their act together fully.  If there's a drawback it's merely the lack of a gigantic backyard, but the neighbors have all left their yards unfenced which gives the feeling of openness.  This one's a no-brainer if you're looking in Fort Collins in this price range.

Relist: 2506 W 26th St Rd, Greeley: $90,000. 4 bed, 2.75 bath, 1185 over full mostly finished bsmt, 1974, 2 car attached, $100 down with $3850 repair escrow for mold, furnace, shingles, paint and drywall.  This is a smelly, ugly ranch a few blocks north of 34, and the basement appears to have been set up (not very well) as a 2nd unit.  It will need a bunch of TLC.  I'm going to be nice to this one and just leave it at that.  Owner occupant bids are due 9-21-2010, investors thereafter if available! PRICE REDUCTIONS

  110 Beacon Way 5G, Windsor: $103,500. 2 bed, 2 bath, 1131 sq ft, 2001, $100 Down, no repair escrow.  This Water Valley condo lacks appliances but is the cheapest in the area by almost $25k.  It also has a super-dope screened balcony, perfect for grilling.*  Pics start here: http://captainfantasy.shutterfly.com/12688. 1602 38th St Rd, Evans: $68,000. 4 bed, 2 bath, 1506 sq ft, 1978, 1 car attached, $100 Down with $2530 repair escrow for carpet and wainscot. Last sold as a HUD house for $124,000 in 2005.  I vaguely remember it then, but I believe the exterior was trashed and the interior was OK.  The roles have now reversed.  Although flooring is the main need here, please don't think that's all the house will require.  There's a 5th room that appears to have been the dart room, the yard is large and fenced, there's a decent deck off the kitchen that needs some stain, and the flooring in the dart room and kitchen is a decent laminate.  If you don't mind some cosmetic fix-up I'd check this one out.  Scope the lousy video:

2008 W Vine Dr, Fort Collins: $142,200. 3 bed, 2 bath, 1620 sq ft, MASSIVE OVERSIZED 3 car detached garage w/ shop, 1999, $100 Down with $1320 repair escrow for vinyl siding repair, kitchen sink plumbing, deck stain, and floor coverings in two bedrooms.  This manufactured home sits just east of the intersection of Vine and Taft, and really the selling point is the gargantuan garage.  The house is strange in that the master bedroom suite and living rooms are totally intact (and fairly clean) while the kitchen, bedrooms and entry way are beat up.  Check this one out if you are in the market for a big ol' garage/shop deal.  Will likely see a price reduction soon - make sure you are ready to go. 2214 Haymaker Lane, Fort Collins: $238,500. 2 bed (could easily be a 3), 2 bath, 1851 over unfinished basement, 2007, 2 car attached, $100 down with NO repair escrow.  This Sidehill ranch is seriously like new - scope the pictures for proof.  And it is SHARP.  The office is located to the right as you walk in, and it is plenty large enough to serve as a third bedroom.  Speaking of which, everything in this house is oversized, and even the second bedroom is probably as large as every master bedroom you've seen in this price range.  The only drawback is the lack of any real yard other than the small front area, but I believe that will be a selling point for whoever buys this place.  If you're wondering where Sidehill is, it's located just north of Ridgen Farm, NE of the intersection of Drake and Timberline.  Now reduced $26,500.  I would check this one out if you're at all curious.

Crip's HUD Report 9-10-2010: Attack of the Locust

Greetings HUD fans! Busy weekend. Birthday parties. Rib Festivals. Gigs. Contracts.  Lots and lots of contracts.  And then lots and lots of HUDs.

Speaking of these fun lil' deals, there's big change on the horizon.  I'm not at liberty to discuss anything right now, but I will just say this: Yours truly will continue to bust out the HUDs in much the same fashion I've been doing for years.  Gonna have to leave it at that.

3402 White Ash Ct, Loveland: $160,000. 4 bed, 2 bath, 1680 sq ft, 1988, 2 car attached, $100 down with NO repair escrow.  This tri-level is just west of Silver Leaf in a pleasant, quiet neighborhood.  The main level has wood flooring and like-new stainless Whirlpool kitchen appliances.  It is in great shape overall, with a fenced yard, A/C, a fireplace and a corner lot.  The only drawback (if you can even call it that) is a large koi pond that is right next to the front walkway.  It is currently covered.  If you stumble home from the bars, you may want to keep it that way.  Pics start right here: http://captainfantasy.shutterfly.com/13695  Owner-occupant bids due 9-19-2010, investors daily thereafter if available.



7810 W 19th St Rd, Greeley: $240,000.  4 (almost 5) bed, 3.5 bath, 1865 over full mostly finished bsmt, 2003 3 car attached, $100 down with NO repair escrow.  Once in a while we get a doozy, much like the last high dollar HUD we had in Kelly Farm.  If you recall, it was listed for $257k and wound up going for $278k.  I don't know if this beauty in Mountain Vista will go beyond the asking price, but here are some compelling reasons why it may: Sold less than two years ago for $274k; house across the street is similar and listed for $319k; 7810 W 19th ST RD is assessed for a whopping $369k.  It's in great shape other than a small crack in the stucco by the garage door, and wow is it a looker.  The main level has dark wood floors, a black kitchen with cherry cabinets and a big ol' master suite.  The 3rd bedroom on the main level is actually an office, but hey, if HUD calls it a bedroom then I'm down with that.  The basement has two bedrooms and a full bath as well as a MASSIVE family room with built in cherry entertainment center and a large bar.  There's a small patio off of the kitchen with a gas line, and the back yard is entirely fenced.  It does back to 20th Street, so this one doesn't have quite the sweet location as our Kelly Farm property.  But other than that I like everything better, especially that basement. 92 Arapaho Street, Severance: $172,000. 3 bed, 2.5 bath, 1729 with unfinished bsmt, 2005, 2 car attached, $100 down with $550 repair escrow for plumbing repair.  You may recall 342 Scotch Pine from last week.  Yes, it's the one that I got around 30 calls on.  30 flaky calls from about 30 flaky people.  If you are one of those people, yes I'm calling you flaky.  But good news for you non-flaky people: This one is a better deal.  It's in better shape, has a better location, a better yard, a MUCH better kitchen (although it is missing appliances) and a better price per sq ft.  The question is whether you dig 4-levels as much as ranches.   Pics start right here: http://captainfantasy.shutterfly.com/13581  Owner-occupant bids due 9-19-2010, investors daily thereafter if available.


2456 22nd Ave, Greeley: $136,000. 3 bed, 1.5 baths, 2506 sq ft, 1960, 2 car attached, $100 down with $495 repair escrow for exterior paint "touch-up" and replacement of outlet covers (seriously).  This is a strange one.  First of all, the house doesn't really have any access from 22nd Ave, instead the garage and hence the driveway are accessed from semi-busy 25th Street (the house is just east of 23rd Ave).  It's a tri-level that's really kind of a bi-level and each level has a small flight of stairs breaking it up, with the garage level sort of off by itself.  If that makes any sense.  The back yard can be accessed from the driveway or through the kitchen, from which is attached a patio with a hot tub.  The yard is FREAKING MASSIVE at .4 acres, or over 17,000 sq ft. 2632 Arbor Ave, Greeley: $91,000. 3 bed, 1 bath, 1058 sq ft over full unfinished, 2003, 2 car attached, $100 down with $935 repair escrow for window well covers and window replacement.  This ranch in east Greeley sits at the very end of Arbor Avenue and as such has a large, pie-slice shaped lot.  There's a funky entertainment center built into a corner of the living room, and it isn't even close to where a tv should go.  The kitchen is aight, and there's a bit of "which-one-is-the-master" going on in the bedrooms.  However the price is right and the neighboring properties are in great condition. 524 Locust St, Windsor: $80,000. 2 bed, 1.5 bath, 662 sq ft over partial mostly finished,1920, 1 car detached, UNINSURED, 203k eligible. Here's one for the brave.  Take note of HUD's remarks: "There is a larger than typical crack in NW foundation & sloping floor, engineer's inspection recommended. Roof inspection recommended due to previous tornado storm. Plumbing passed pressure test, but inspection recommended for possible tree roots in sewer. Electrical needs inspection & repair. 2807 15th Ave Ct, Greeley: $82,350. 2 bed, 1 bath, 1008 sq ft over full unfinished, 1971, 1 car attached. This property STILL has this week's honor of having the lousiest location.  It is right next to highway 34 - remarks HUD: "Subject backs to Highway 34 with traffic noise."  And now with the relist, HUD has added: "Water lines cut in multiple places, gas lines not connected, garage door broken,repair exposed electrical wiring in living room; Repair damaged bath wainscot; Repair deck- stain or paint."  The house is clean and smells of new paint on the main floor; kitchen appears fairly intact and the family room has a fireplace. 513 Goldeneye Dr, Fort Collins: $171,000. 4 bed, 2 bath, 1754 sq ft, 2 car attached, 1981, $100 Down with $550 repair escrow.  This tri-level in south-central Fort Collins features a nicely updated kitchen, a fireplace in the lower level, 3 bedrooms up, 1 bedroom down and the nastiest carpet I've ever seen, period. Why it is still in the house I have no idea, but I do think it may be the difference between the house getting attention and getting ignored.  This is a shame because there's actually a bit to like here, the location being number one on the list.  The fenced back yard is swell, as is the storage shed and tandem 2 car garage.  But that carpet...that smell....yikes...

3666 Butternut Dr, Loveland: $99,000. 2 bed, 1.5 bath, 900 sq ft over 450 sq ft mostly finished, 1 car (kind of) detached, 1994, $100 Down with $2365 repair escrow.  This townhouse is located just west of Garfield/N 287 and slightly south of 37th Street.  The main level is missing flooring and there's a plumbing leak.  The electrical also needs some repairs and there's an inexplicable hole in the basement wall, which shows a lack of insulation in the wall.  HOA fees are $100/month on this one.

3815 Celtic Ln #F Fort Collins: $144,000. 3 bed, 2.5 bath, 1486 sq ft, 2 car attached, 2002, $100 down with $550 repair escrow.  This Waterglen 2-story sits on the corner of Celtic and one of the little mini-cul-de-sacs where all of the houses are identical and share the same number but have a distinguishing unit number.  It confuses with the idea that it may be a townhouse (especially since there are monthly HOA fees) but I assure you it is not.  It's actually a really good buy, and only needs a few minor cosmetic repairs and some plumbing repair.  If you are looking for a starter home in Fort Collins but find yourself limited in terms of price you'll likely find this one appealing.

2407 Haven Ct, Evans: $117,900. 3 bed, 1 bath, 1086 sq ft over full unfinished, 2 car attached, 2002, $100 Down with NO REPAIR ESCROW!  This Evans ranch is missing the kitchen appliances (which is typical) and the trim is painted an ugly dark green, but other than that this one is a solid deal in a great location at the end of Haven Ct.  The back yard also seems to go on and on and backs to the fields located just SW of the intersection of 23rd Ave and 37th Street.  Check this one out if you're looking in the area.

The HUD Report 9-3-2010: Labor-Intensive Labor Day Weekend Edition

3813 Hamilton Ave, Wellington: $145,000. 2 bed, 1 bath (plus deconstructed versions of each), 936 sq ft over 936 somewhat finished, 2 car attached, 1998.  I had high hopes for this Wellington ranch, but the small repair escrow (for furnace ductwork and "hole in wall" repair) didn't prepare me for the host of issues here.  Most notably, the cement porch is sinking several inches at the front of the house, and the basement is a work in progress.  I'm going to go out on a limb and suggest that any finish work in the basement should be reviewed by somebody, anybody, like perhaps your blind neighbor.  Want some work?  Here you go.

1818 6th St, Greeley: $41,000. 2 bed, 1 bath, 747 sq ft, 1 car detached, 1951, $100 down NO repair escrow.  Although the trashed exterior suggests otherwise, this little mid-north-central-east Greeley joint is actually a decent buy.  The interior is far nicer than even 3813 Hamilton (in my opinion) and it kind of smells like nutmeg inside.  And who doesn't like the smell of that?  In moderation, of course.

Property Photo 504 Lucca Dr, Evans: $80,000. 2 bed, 1.75 bath, 1074 sq ft, 1 car attached, 2003, $100 Down NO repair escrow.  This is a ground level townhome/condo in the Tuscany subdivision just off of 47th Avenue.  They are nice units, and the subdivision has stabilized a bit.  This particular unit would work well for somebody that is allergic to stairs but doesn't mind putting in new carpet.  I do like the layout here, with a private patio area as well as patio doors off of the master.  If you don't watch the video: I think it smells like there's been moisture in this place.

Property Photo 808 37th St, Evans: $38,000. 2 bed, 1 bath, 793 sq ft, 1997, $100 Down with $1210 repair escrow for plumbing and soffit repair as well as exterior trim paint.  This technically-attached dwelling has an old soul.  That is, I felt like I was in a typical 60's ranch when I walked into this place.  It's had a hard 13 years on this planet, and between the rough exterior and holes in the walls from chasing the plumbing gremlins it just feels like it's been beat down.  Then some dude comes along and says it's only worth $38,000.  Don't feel bad for the little guy - he just went from beat down to being a great deal.

342 Scotch Pine Ct, Severance: $162,500. 3 bed, 2 bath, 1344 sq ft over full unfinished (but painted!), 2 car attached, 2002, $100 down with $550 repair escrow.   This Timber Ridge ranch sits on the corner of small Scotch Pine Ct (off of Scotch Pine Dr, natch) and as such has a  big lot, with the back yard being entirely fenced.  It is in great shape overall, and is just missing the fridge.  The carpets are likely original but OK, the master is decent sized and has its own bath, and the house is a solid buy overall.  The unfinished basement has better-than-average amateur paintings on the foundation walls of Hawaii, or Jamaica, or Naboo, or something, I don't know.

2914 Marshall Ash Drive, Loveland: $169,900.  3 bed, 2 bath, 2076 sq ft, 1978, 2 car attached, Fannie Mae 3% down.  This is also a 4 level, and obviously in the same quiet neighborhood, but it doesn't have quite the open feel as 2902.  What it DOES have though is new carpet and paint throughout, which gives this a fresh feel.  The back yard is a bit nicer than 2902, with concrete edging throughout and a storage shed.  The main level has wood floors and the basement's 3rd bedroom is kind of a bedroom-in-a-bedroom, so it kinda has 4 bedrooms.  Kinda.
