HUDs 8-20-2010: Back to School Edition

Hey everyone!  Wondering where the proper blog update was last week?  Didn't think so.  But in case you were wondering why I didn't immediately return your phone call, I was attempting to take a quick (but much needed) vacation.  But now there are emails to answer, phone calls to return and of course HUDs to write about.  And what a week it was....

2960 W Stuart #C206, Fort Collins: $100,000. 2 bed, 1 bath, 844 sq ft, 1996, $100 down, fully insured.  This 2nd floor condo sits just east of Hughes Stadium and is fully FHA insured, meaning no repair escrow.  There's a small patio with a storage closet, a fireplace and the kitchen is totally intact.  This would make a good starter home or a great rental.  HUD notes the HOA fees are $115/month and the owner occupancy rate is 51%.  However, call me and I can go over some options.

630 37th Ave Ct, Greeley: $90,000. 3 bed, 1 bath, 962 sq ft over full 15% finished bsmt, 1971, 1 car attached, $100 Down with $550 repair escrow for furnace repair.  This brown brick ranch sits "adjacent to 4 unit property" and is in fairly good shape.  The basement has some framing and drywall, and I'm struck by how dry it is down there.  The back yard is fenced and in good shape and overall the home is impressive condition-wise.   Pics start here: http://captainfantasy.shutterfly.com/13444  Owner occupant bids due 8/29/2010, investors daily thereafter if available.


1110 8th St, Greeley: $29,000, 2 bed, 1 bath, 1102 sq ft, 1899, oversized 1 car detached, uninsured, 203k eligible.  This just misses the "Deal of the Week" status by a point or two, but it is still an impressive buy nonetheless.  The biggest pro?  The wood floors are in great shape throughout.  The biggest con?  The obvious add-on rooms (the bathroom and the laundry room) sit in the SE and SW corners of the house respectively and are sagging.  HUD also notes paint and drywall repair and mold scattered here and there.  The detached garage is a large structure with alley access too.  Pics start here: http://captainfantasy.shutterfly.com/13464  Owner occupant bids due 8/29/2010, investors daily thereafter if available.


1701 28th St, Greeley: $44,000. 3 bed, 2 bath, 726 sq ft over full mostly finished bsmt, 1986, 1 car attached, $100 down with $715 repair escrow for furnace and wiring repair and exterior garage door paint (seriously).  Our "Deal of the Week" is actually the end unit of a 4 unit cluster, and it sits just NW and a stone's throw from the intersection of 34 and 17th Ave.  The house also currently smells strongly of sewer, but therein ends our bad news.  The house is in good shape, the kitchen is intact, there's a fireplace in the living room, and the basement in general was a huge surprise to me.  I wasn't expecting much good down there (especially with the smell) so imagine my shock when I discovered a large living room, decent carpet, a large full bath and the third bedroom.  It is listed as a 2 bed, 1 bath, so the $44,000 price tag makes it even sweeter deal.  Check this one out if you're looking for something on the cheap or a killer rental (even though the odds of this one making it to investors is remote I'd be ready to pounce).

2201 Apple Ave, Greeley: $75,000. 3 bed, 1 bath, 2172 sq ft, 1996, 2 car attached, $100 down with $1100 repair escrow for new water heater and replacement of fire grade door between house and garage.  The lower level of this east Greeley bi-level is wide open and is a few fixtures away from having a 2nd bathroom.  Ok, maybe it's more than a couple (there's really just a floor in there) but my point is somebody could pick this up and add a 2nd bath for minimal cost, which makes this a bargain at $75k.   I'd check it out if you are looking in East Greeley AT ALL.  Pics start here: http://captainfantasy.shutterfly.com/13482   Owner occupant bids due 8/29/2010, investors daily thereafter if available.


3802 Lochside Ln, Fort Collins: $184,000. 4 bed, 2.5 bath, 2146 sq ft, 2002, 2 car attached, Fully FHA insured, $100 down.  This Waterglen 2-story sits right on the corner of Lochside and Glenloch and has a handsome stucco exterior.  While totally FHA insured, it does need some cosmetic love on the interior, specifically new carpet and paint, and some minor wall repair here and there.  There's a lot of square footage here for the money, and the work that needs to be done will go a long way to making this into a really cool home.

3300 Rio Grande, Evans: $132,000. 3 bed, 2 bath, 1319 sq ft w/ partial unfinished bsmt, 2001, 2 car attached, $100 down, no repair escrow.  This 4 level (or tri-level with an unfinished basement, whichever you'd prefer) sits right on the corner of Stirrup and Rio Grande and has an awesome fenced yard.  It's missing the fridge and the oven but is in good shape cosmetically.  Check this one out if you're looking for a nearly move-in condition house in a cool neighborhood.

4005 27th Avenue, Evans: $129,000. 4 bed, 2 bath, 1307 sq ft over full finished basement, 2003, 3 car attached, $100 down with $990 repair escrow for step repair between garage and house, wiring, and porch stain.  Although 1701 28th St may be the deal this week, this is the coolest house in my opinion.  The main floor has a wide open living room, and the master is wisely tucked away in the back of the house.  The kitchen is totally intact, with all appliances present and accounted for.  The garage is massive and has some extra storage above the stairs, and there's a large concrete patio in the fenced back yard.  As a bonus, the basement has been (mostly) finished, and aside from some minor trim stuff has a fully functional LARGE bedroom (it's listed as a 3 bedroom).  It appears that the previous tenant's intention was to turn that room into a master suite of sorts, as it has a large walk-in closet as well as the makings of a master bath.  The rest of the basement consists of the utility room and a large family room with an ugly bar and what I'm sure was lighting for a pool table.  If you want a lot of square footage, a big garage, a decent neighborhood and a bargain, don't miss this one.

 Property Photo Relist: 41616 Highway 125, Cowdrey: $88,000. 3 bed, 2 bath, 1999 sq ft over 1499 mostly unfinished bsmt, 1975. Where's Cowdrey you ask? It's south of Walden. Have I been to this property yet? Nope. Because it's 3 hours away and the previous listing agent tells me it needs "$70,000 worth of work" I'll probably wait until somebody wants to buy it before I head out there. This one sits on 3/4 acre, and is assessed for $140,400.  This time it comes back on the market because of appraisal issues and will no longer go FHA.

2902 Marshall Ash Drive, Loveland: $181,000. 3 bed, 2.5 bath, 1740 sq ft w/ 400+ sq ft bsmt, 1978, 2 car attached, $100 Down with $550 repair escrow for plumbing repair.  This 4-level is located just NW of the intersection of Monroe and 29th in a quiet neighborhood.  It has a very roomy, open feel to it, and other than the stuffy smell it is in very good condition (albeit a bit dated).  Pics start here: http://captainfantasy.shutterfly.com/12892 Owner occupant bids due 8-24-2010, investors thereafter if available.  This appears to be a great deal, however, the most intriguing thing about this listing is our FNMA listing literally next door at....

2914 Marshall Ash Drive, Loveland: $174,900.  3 bed, 2 bath, 2076 sq ft, 1978, 2 car attached, Fannie Mae 3% down.  This is also a 4 level, and obviously in the same quiet neighborhood, but it doesn't have quite the open feel as 2902.  What it DOES have though is new carpet and paint throughout, which gives this a fresh feel.  The back yard is a bit nicer than 2902, with concrete edging throughout and a storage shed.  The main level has wood floors and the basement's 3rd bedroom is kind of a bedroom-in-a-bedroom, so it kinda has 4 bedrooms.  Kinda. 3106 39th Ave, Evans: $141,000. 3 bed, 2 bath, 1317 sq ft over full half-finished basement, 2001, 2 car attached, $100 down with NO repair escrow.  This Ashcroft Heights ranch is fairly awesome.  The main floor is in great shape and really doesn't need anything in terms of repair but will require a couple of kitchen appliances.  The basement is half finished, and I don't mean half of the basement is done and the other half is not; rather, the entire basement has been framed and drywalled and the bathroom also has a tub but that's about it.  It is set up to have another two bedrooms, the full bath, a gigantic living room and two storage areas.  So, some finish and trim work on your part could result in a lovely 5 bedroom, 3 bath home in one of Greeley/Evans most value-packed neighborhoods.  Check it out if you're in the hunt.

Price Reduction
1602 38th St Rd, Evans: $85,000. 4 bed, 2 bath, 1506 sq ft, 1978, 1 car attached, $100 Down with $2530 repair escrow for carpet and wainscot. Last sold as a HUD house for $124,000 in 2005.  I vaguely remember it then, but I believe the exterior was trashed and the interior was OK.  The roles have now reversed.  Although flooring is the main need here, please don't think that's all the house will require.  There's a 5th room that appears to have been the dart room, the yard is large and fenced, there's a decent deck off the kitchen that needs some stain, and the flooring in the dart room and kitchen is a decent laminate.  If you don't mind some cosmetic fix-up I'd check this one out.  Scope the lousy video:
