Why it is still in the house I have no idea, but I do think it may be the difference between the house getting attention and getting ignored. This is a shame because there's actually a bit to like here, the location being number one on the list. The fenced back yard is swell, as is the storage shed and tandem 2 car garage. But that carpet...that smell....yikes....

This townhouse is located just west of Garfield/N 287 and slightly south of 37th Street. The main level is missing flooring and there's a plumbing leak (like the majority of this week's stuff). The electrical also needs some repairs and there's an inexplicable hole in the basement wall, which shows a lack of insulation in the wall. HOA fees are $100/month on this one.

Some may call this Campion, and the joint across the street at 4318 Hawg Hollow Lane (more on that in a few) claims to be in Berthoud. Either way, consider this one just south of 42nd Street in Loveland. It is a sprawling ranch on a small half-acre (REALTOR®-speak for "it isn't quite an acre"), with updates scattered here and there, most notably hickory cabinets in the nicely finished kitchen. The draw here is going to be the do-whatever-you-like nature of the area and of course the massive yard, which currently houses two sheds. Check this one out if you want to spread out a little.

Here's a surprise - a bi-level in Hill-N-Park with an unfinished lower level that is also a smokin' deal. Why? Because the main level is in great shape. Yes, it needs appliances throughout, but what it doesn't need is carpet or even paint. In fact, there's plenty of paint right there on the deck.

This lovely Gateway Estates ranch has it all: a big master suite with 5 piece bath & nearby laundry, wood floors in the kitchen and dining area, a deck that overlooks the large back yard, a walk-out basement with some framing for an additional bathroom and a nearly-complete 4th bedroom, and a MASSIVE koi pond. HUD calls for $880 to "fill large hole in backyard" which I can only chalk up to this pond. Seriously, the thing is huge.

We've had a few places like this one in The Knolls, but in terms of condition this is the nicest I've seen. The main level is intact cosmetically, and unlike many I've seen a couple of blocks over there doesn't appear to be any settling issues around the exterior. The basement is unfinished and clean, and there's a bunny living under the unusually wide back deck. It appears that this property may qualify for a USDA Rural Development 502 Direct Loan as well as the $100 down, so hit me up for details.

3815 Celtic Ln #F Fort Collins: $160,000. 3 bed, 2.5 bath, 1486 sq ft, 2 car attached, 2002, $100 down with $550 repair escrow. This Waterglen 2-story sits on the corner of Celtic and one of the little mini-cul-de-sacs where all of the houses are identical and share the same number but have a distinguishing unit number. It confuses with the idea that it may be a townhouse (especially since there are monthly HOA fees) but I assure you it is not. It's actually a really good buy, and only needs a few minor cosmetic repairs and some plumbing repair. If you are looking for a starter home in Fort Collins but find yourself limited in terms of price you'll likely find this one appealing.

Finally, one of only 2 properties this week that doesn't need plumbing repair (Goldeneye being the other), this is also free of any repair escrow items. It is missing the kitchen appliances (which is typical) and the trim is painted an ugly dark green, but other than that this one is a solid deal in a great location at the end of Haven Ct. The back yard also seems to go on and on and backs to the fields located just SW of the intersection of 23rd Ave and 37th Street. Check this one out if you're looking in the area.

1406 25th Avenue CT, Greeley: $102,600. 4 bed, 2 bath, 2220 sq ft, 1963, one car detached, $100 Down with $4400 repair escrow. The sole new listing from one month ago is a conundrum. It's a bi-level with a detached garage and a MASSIVE yard and it sits in a beautiful and stable neighborhood. And yes the house is technically intact, but the kitchen is in the lower level. Is that a problem? Well no, but it's just kind of....weird. In the upper level in lieu of the kitchen is a long, pointless room that sits adjacent to the living room (and is elevated a couple of steps for some reason), and the rest of the house shows signs of the previous owners' rehab aspirations. They never happened. So what's left is a upper level bathroom with nice tile work and a PVC-and-nasty-piece-of-wood shower curtain rod, no sink (!) and a pointlessly small linen closet. There's a lot of potential here, just be aware that most people prefer their kitchens next to the living room. You know?

Relist (AGAIN): 1611 14th Avenue, Greeley: $77,600. 4 bed, 1 bath over 1 bed, 1 bath, 1641 sq ft main level, 1951. One one hand, I enjoy selling HUDs. On the other hand, I'm honest to a fault. And speaking of faults, there's a gigantic one that runs just diagonally across the SE corner of this property. Because of it I suspect future owners of this property will have perpetual heaving of their sidewalk and perhaps even foundation issues. The real news here is the basement apartment (which is insanely dark, like being in Jewel Cave when they switch the lights off), Beyond that, there are other more compelling properties to gather 'round. 802 36th Avenue, Greeley: $84,000. 3 bed, 1.75 baths, 1170 over 1170 mostly finished bsmt, 1963, 1 car attached, $100 Down with $385 repair escrow. A lot has happened since this one was first listed, in fact a lot happened to the house even after I took the video below. Presumably when contractors went back to finish cleaning it out (it was gross) and winterize it (which was even more gross) the plumbing sprung a leak, which flooded the basement. I went into the house weeks later and the carpet was still squishy, and several walls were starting to spot with mold. The reduction comes as no surprise, so if you're willing to do some updating and overhauling you may want to consider this one (or maybe even the one across the street).

This Hill-N-Park ranch yields tons of calls for me, and for good reason: corner location, curb appeal, good layout, clean appearance inside, etc. But one step - and one whiff - inside changes all impressions. This is a cat house, plain and simple. The mailbox is a cat. There's some weird contraption in the otherwise unfinished basement that I'm sure was used to separate cats. And all of these cats have left their odor all up in the house. Now that it has been reduced $10k, that should make up for replacement of the carpet & pad, and combined with some new paint I would *hope* the smell can be tamed. Located almost directly across the street from our Page Place HUD home, this attractive duplex is a deal waiting to be scored. Because this isn't a HUD there is room for negotiation and inspection contingencies, and currently bids are being reviewed for the plumbing repair. The main floor units are *almost* move-in condition and the basement looks like plans were in motion and then halted. What's left is some framing, plumbing stubs, a furnace, a couple of toilets, 4 entrances and a staircase. There was water damage (I guess) at some point but all that remains is dirt on the floor. However, there's a discoloration on the foundation that at first glance appears to be mold, but may not be. Please check the video - it's hard to explain.

The walk-out basement is, to me, the entrance and consists of a large family room, a storage room/non-conforming bedroom and the 3/4 bath. Upstairs (or main level, when considered as a raised ranch) has some nice tile, two more family rooms, a full bath, a fireplace and a deck. And that price? CHEAP. It will also go Fannie Mae HomePath or may be eligible for the USDA Rural Development 502 Direct Loan.
