HUDs 8-20-2010: Back to School Edition

Hey everyone!  Wondering where the proper blog update was last week?  Didn't think so.  But in case you were wondering why I didn't immediately return your phone call, I was attempting to take a quick (but much needed) vacation.  But now there are emails to answer, phone calls to return and of course HUDs to write about.  And what a week it was....

2960 W Stuart #C206, Fort Collins: $100,000. 2 bed, 1 bath, 844 sq ft, 1996, $100 down, fully insured.  This 2nd floor condo sits just east of Hughes Stadium and is fully FHA insured, meaning no repair escrow.  There's a small patio with a storage closet, a fireplace and the kitchen is totally intact.  This would make a good starter home or a great rental.  HUD notes the HOA fees are $115/month and the owner occupancy rate is 51%.  However, call me and I can go over some options.

1110 8th St, Greeley: $29,000, 2 bed, 1 bath, 1102 sq ft, 1899, oversized 1 car detached, uninsured, 203k eligible.  This just misses the "Deal of the Week" status by a point or two, but it is still an impressive buy nonetheless.  The biggest pro?  The wood floors are in great shape throughout.  The biggest con?  The obvious add-on rooms (the bathroom and the laundry room) sit in the SE and SW corners of the house respectively and are sagging.  HUD also notes paint and drywall repair and mold scattered here and there.  The detached garage is a large structure with alley access too.  Pics start here: http://captainfantasy.shutterfly.com/13464  Owner occupant bids due 8/29/2010, investors daily thereafter if available.


1701 28th St, Greeley: $44,000. 3 bed, 2 bath, 726 sq ft over full mostly finished bsmt, 1986, 1 car attached, $100 down with $715 repair escrow for furnace and wiring repair and exterior garage door paint (seriously).  Our "Deal of the Week" is actually the end unit of a 4 unit cluster, and it sits just NW and a stone's throw from the intersection of 34 and 17th Ave.  The house also currently smells strongly of sewer, but therein ends our bad news.  The house is in good shape, the kitchen is intact, there's a fireplace in the living room, and the basement in general was a huge surprise to me.  I wasn't expecting much good down there (especially with the smell) so imagine my shock when I discovered a large living room, decent carpet, a large full bath and the third bedroom.  It is listed as a 2 bed, 1 bath, so the $44,000 price tag makes it even sweeter deal.  Check this one out if you're looking for something on the cheap or a killer rental (even though the odds of this one making it to investors is remote I'd be ready to pounce).

3802 Lochside Ln, Fort Collins: $184,000. 4 bed, 2.5 bath, 2146 sq ft, 2002, 2 car attached, Fully FHA insured, $100 down.  This Waterglen 2-story sits right on the corner of Lochside and Glenloch and has a handsome stucco exterior.  While totally FHA insured, it does need some cosmetic love on the interior, specifically new carpet and paint, and some minor wall repair here and there.  There's a lot of square footage here for the money, and the work that needs to be done will go a long way to making this into a really cool home.

3300 Rio Grande, Evans: $132,000. 3 bed, 2 bath, 1319 sq ft w/ partial unfinished bsmt, 2001, 2 car attached, $100 down, no repair escrow.  This 4 level (or tri-level with an unfinished basement, whichever you'd prefer) sits right on the corner of Stirrup and Rio Grande and has an awesome fenced yard.  It's missing the fridge and the oven but is in good shape cosmetically.  Check this one out if you're looking for a nearly move-in condition house in a cool neighborhood.

4005 27th Avenue, Evans: $129,000. 4 bed, 2 bath, 1307 sq ft over full finished basement, 2003, 3 car attached, $100 down with $990 repair escrow for step repair between garage and house, wiring, and porch stain.  Although 1701 28th St may be the deal this week, this is the coolest house in my opinion.  The main floor has a wide open living room, and the master is wisely tucked away in the back of the house.  The kitchen is totally intact, with all appliances present and accounted for.  The garage is massive and has some extra storage above the stairs, and there's a large concrete patio in the fenced back yard.  As a bonus, the basement has been (mostly) finished, and aside from some minor trim stuff has a fully functional LARGE bedroom (it's listed as a 3 bedroom).  It appears that the previous tenant's intention was to turn that room into a master suite of sorts, as it has a large walk-in closet as well as the makings of a master bath.  The rest of the basement consists of the utility room and a large family room with an ugly bar and what I'm sure was lighting for a pool table.  If you want a lot of square footage, a big garage, a decent neighborhood and a bargain, don't miss this one.

 Property Photo Relist: 41616 Highway 125, Cowdrey: $88,000. 3 bed, 2 bath, 1999 sq ft over 1499 mostly unfinished bsmt, 1975. Where's Cowdrey you ask? It's south of Walden. Have I been to this property yet? Nope. Because it's 3 hours away and the previous listing agent tells me it needs "$70,000 worth of work" I'll probably wait until somebody wants to buy it before I head out there. This one sits on 3/4 acre, and is assessed for $140,400.  This time it comes back on the market because of appraisal issues and will no longer go FHA.

2914 Marshall Ash Drive, Loveland: $174,900.  3 bed, 2 bath, 2076 sq ft, 1978, 2 car attached, Fannie Mae 3% down.  This is also a 4 level, and obviously in the same quiet neighborhood, but it doesn't have quite the open feel as 2902.  What it DOES have though is new carpet and paint throughout, which gives this a fresh feel.  The back yard is a bit nicer than 2902, with concrete edging throughout and a storage shed.  The main level has wood floors and the basement's 3rd bedroom is kind of a bedroom-in-a-bedroom, so it kinda has 4 bedrooms.  Kinda. 3106 39th Ave, Evans: $141,000. 3 bed, 2 bath, 1317 sq ft over full half-finished basement, 2001, 2 car attached, $100 down with NO repair escrow.  This Ashcroft Heights ranch is fairly awesome.  The main floor is in great shape and really doesn't need anything in terms of repair but will require a couple of kitchen appliances.  The basement is half finished, and I don't mean half of the basement is done and the other half is not; rather, the entire basement has been framed and drywalled and the bathroom also has a tub but that's about it.  It is set up to have another two bedrooms, the full bath, a gigantic living room and two storage areas.  So, some finish and trim work on your part could result in a lovely 5 bedroom, 3 bath home in one of Greeley/Evans most value-packed neighborhoods.  Check it out if you're in the hunt.

Price Reduction
1602 38th St Rd, Evans: $85,000. 4 bed, 2 bath, 1506 sq ft, 1978, 1 car attached, $100 Down with $2530 repair escrow for carpet and wainscot. Last sold as a HUD house for $124,000 in 2005.  I vaguely remember it then, but I believe the exterior was trashed and the interior was OK.  The roles have now reversed.  Although flooring is the main need here, please don't think that's all the house will require.  There's a 5th room that appears to have been the dart room, the yard is large and fenced, there's a decent deck off the kitchen that needs some stain, and the flooring in the dart room and kitchen is a decent laminate.  If you don't mind some cosmetic fix-up I'd check this one out.  Scope the lousy video:

Crip's HUD Report/Crip's Cribs 8-6-2010

Hey everybody!  Why Crip's Cribs?  Well, more than ever the "HUD Report" is featuring deals of several varieties.  Check out the Poudre Park property @ Falls Creek (and another coming up next to it that's even nicer) or the duplex that's a potential 4-plex in south Loveland/Berthoud for $173k.  None are HUDs, but all are great deals.  But my favorites are always those wacky lil' HUDs, so let's check em out.  Be forewarned:  I test drove a Flip for many of these and have no problem reporting that I will never use one again unless I have no other choice.  If you care, the first video from Goldeneye was taken with my trusty old broken Kodak.  Every other new video from this week was taken with the Flip.

513 Goldeneye Dr, Fort Collins: $190,000. 4 bed, 2 bath, 1754 sq ft, 2 car attached, 1981, $100 Down with $550 repair escrow.  This tri-level in south-central Fort Collins features a nicely updated kitchen, a fireplace in the lower level, 3 bedrooms up, 1 bedroom down and the nastiest carpet I've ever seen, period. Why it is still in the house I have no idea, but I do think it may be the difference between the house getting attention and getting ignored.  This is a shame because there's actually a bit to like here, the location being number one on the list.  The fenced back yard is swell, as is the storage shed and tandem 2 car garage.  But that carpet...that smell....yikes....

4331 Page Pl, Loveland: $119,000. 3 bed, 1.75 bath, 1452 sq ft, 1 car attached, 1956, $100 Down with $2090 repair escrow.  Some may call this Campion, and the joint across the street at 4318 Hawg Hollow Lane (more on that in a few) claims to be in Berthoud.  Either way, consider this one just south of 42nd Street in Loveland.  It is a sprawling ranch on a small half-acre (REALTOR®-speak for "it isn't quite an acre"), with updates scattered here and there, most notably hickory cabinets in the nicely finished kitchen.  The draw here is going to be the do-whatever-you-like nature of the area and of course the massive yard, which currently houses two sheds.  Check this one out if you want to spread out a little.

4409 Mesa Verde Dr, Greeley: $85,000. 3 bed, 1 bath, 959 sq ft over partial unfinished, 2 car attached, 2005, $100 Down with $605 repair escrow.  Here's a surprise - a bi-level in Hill-N-Park with an unfinished lower level that is also a smokin' deal.  Why?  Because the main level is in great shape.  Yes, it needs appliances throughout, but what it doesn't need is carpet or even paint. In fact, there's plenty of paint right there on the deck.
  The yard is huge, unfenced, and backs to open space which makes it seem absolutely gargantuan.  The biggest drawback is going to be the lack of landscaping - there's rock, gravel, dirt and weeds galore.

4240 W 30th ST Rd, Greeley: $157,000. 3 bed, 2 bath, 1403 sq ft over full unfinished walk-out basement, 3 car attached, empty koi poind/pool, 2004, $100 Down with $1430 repair escrow.  This lovely Gateway Estates ranch has it all: a big master suite with 5 piece bath & nearby laundry, wood floors in the kitchen and dining area, a deck that overlooks the large back yard, a walk-out basement with some framing for an additional bathroom and a nearly-complete 4th bedroom, and a MASSIVE koi pond.  HUD calls for $880 to "fill large hole in backyard" which I can only chalk up to this pond.  Seriously, the thing is huge.

Property Photo 315 Carr St, Pierce: $95,000. 4 bed, 1 bath, 1619 sq ft, 1 car attached, 1976, $100 Down with $1485 repair escrow.  It's a bi-level! It's in Pierce! It last sold as a HUD Home three years ago for $115k!  It sits on .25 acre! It appears that this property may qualify for a USDA Rural Development 502 Direct Loan (call or write for more details!). 7159 Mount Adams, Wellington: $153,000. 3 bed, 2.5 bath, 1377 finished sq ft over full unfinished, 2 car attached, 2002, $100 down with $550 repair escrow.  We've had a few places like this one in The Knolls, but in terms of condition this is the nicest I've seen.  The main level is intact cosmetically, and unlike many I've seen a couple of blocks over there doesn't appear to be any settling issues around the exterior.  The basement is unfinished and clean, and there's a bunny living under the unusually wide back deck.  It appears that this property may qualify for a USDA Rural Development 502 Direct Loan as well as the $100 down, so hit me up for details.

3815 Celtic Ln #F Fort Collins: $160,000. 3 bed, 2.5 bath, 1486 sq ft, 2 car attached, 2002, $100 down with $550 repair escrow.  This Waterglen 2-story sits on the corner of Celtic and one of the little mini-cul-de-sacs where all of the houses are identical and share the same number but have a distinguishing unit number.  It confuses with the idea that it may be a townhouse (especially since there are monthly HOA fees) but I assure you it is not.  It's actually a really good buy, and only needs a few minor cosmetic repairs and some plumbing repair.  If you are looking for a starter home in Fort Collins but find yourself limited in terms of price you'll likely find this one appealing.

2407 Haven Ct, Evans: $131,000. 3 bed, 1 bath, 1086 sq ft over full unfinished, 2 car attached, 2002, $100 Down with NO REPAIR ESCROW!  Finally, one of only 2 properties this week that doesn't need plumbing repair (Goldeneye being the other), this is also free of any repair escrow items.  It is missing the kitchen appliances (which is typical) and the trim is painted an ugly dark green, but other than that this one is a solid deal in a great location at the end of Haven Ct.  The back yard also seems to go on and on and backs to the fields located just SW of the intersection of 23rd Ave and 37th Street.  Check this one out if you're looking in the area.

1406 25th Avenue CT, Greeley: $102,600. 4 bed, 2 bath, 2220 sq ft, 1963, one car detached, $100 Down with $4400 repair escrow.  The sole new listing from one month ago is a conundrum.  It's a bi-level with a detached garage and a MASSIVE yard and it sits in a beautiful and stable neighborhood.  And yes the house is technically intact, but the kitchen is in the lower level.  Is that a problem?  Well no, but it's just kind of....weird.  In the upper level in lieu of the kitchen is a long, pointless room that sits adjacent to the living room (and is elevated a couple of steps for some reason), and the rest of the house shows signs of the previous owners' rehab aspirations.  They never happened.  So what's left is a upper level bathroom with nice tile work and a PVC-and-nasty-piece-of-wood shower curtain rod, no sink (!) and a pointlessly small linen closet.  There's a lot of potential here, just be aware that most people prefer their kitchens next to the living room.  You know?

Property Photo Relist (AGAIN): 1611 14th Avenue, Greeley: $77,600.  4 bed, 1 bath over 1 bed, 1 bath, 1641 sq ft main level, 1951.  One one hand, I enjoy selling HUDs.  On the other hand, I'm honest to a fault.  And speaking of faults, there's a gigantic one that runs just diagonally across the SE corner of this property.  Because of it I suspect future owners of this property will have perpetual heaving of their sidewalk and perhaps even foundation issues.  The real news here is the basement apartment (which is insanely dark, like being in Jewel Cave when they switch the lights off),  Beyond that, there are other more compelling properties to gather 'round.  Click here for more info, pics or a showing. 2650 23rd Ave, Greeley: $60,000. 3 bed, 1 bath, 1086 sq ft, 1 car attached, 1963, $100 down with $1210 repair escrow for all kinds of stuff. This 'cozy' blue ranch has the unfortunate distinction of being almost precisely on the corner of 23rd Ave and 27th Street.  I like it for the money, if not the location. Price Reductions


802 36th Avenue, Greeley: $84,000. 3 bed, 1.75 baths, 1170 over 1170 mostly finished bsmt, 1963, 1 car attached, $100 Down with $385 repair escrow.  A lot has happened since this one was first listed, in fact a lot happened to the house even after I took the video below.  Presumably when contractors went back to finish cleaning it out (it was gross) and winterize it (which was even more gross) the plumbing sprung a leak, which flooded the basement.  I went into the house weeks later and the carpet was still squishy, and several walls were starting to spot with mold.  The reduction comes as no surprise, so if you're willing to do some updating and overhauling you may want to consider this one (or maybe even the one across the street).

4536 Kings Canyon Dr, Greeley: $80,800. 3 bed, 2 bath, 1212 sq ft over 1212 unfinished, 1999, 2 car attached, $100 Down with NO repair escrow.  This Hill-N-Park ranch yields tons of calls for me, and for good reason: corner location, curb appeal, good layout, clean appearance inside, etc.  But one step - and one whiff - inside changes all impressions.  This is a cat house, plain and simple.  The mailbox is a cat.  There's some weird contraption in the otherwise unfinished basement that I'm sure was used to separate cats.  And all of these cats have left their odor all up in the house.  Now that it has been reduced $10k, that should make up for replacement of the carpet & pad, and combined with some new paint I would *hope* the smell can be tamed.  Click here for more info, pics or a showing.  Owner occupant bids are due 8-10-2010, investors thereafter if available.
