Crip's HUD Report 7-16-2010: Bring A Friend Edition

Hey everybody, hope you are enjoying the weekend!  Tired of people asking if it's hot enough for you?  I am.  But it's probably because I run around in a gasoline powered turtle neck sweater.  But enough talk, let's get small and check out...

THE NEW HUDS FOR 7-16-2010
click for pics of all the properties!

1119 East 24th St Ln, Greeley: $80,000. 2 bed, 2 bath, 1010 sq ft over full unfinished bsmt, 2001, 2 car attached, 2001, $100 Down, Fully Insured.  This is an East Meadows ranch which, compared with most of the inventory we get here, is in far-beyond-average condition.  Yes there are only two bedrooms, but they are fairly large and the master has its own 3/4 bath.  The basement is completely unfinished, the kitchen is CLEAN (with hardwood floors too), and while I can't make any guarantees that they will both stay, there are currently TWO refrigerators in the house.  Woohoo!  Check this one out if you want a deal in East Greeley.  Pics start here: http://captainfantasy.shutterfly.com/12921  Owner occupant bids due 7-25-2010, investors thereafter if available.

1602 38th St Rd, Evans: $85,000. 4 bed, 2 bath, 1506 sq ft, 1978, 1 car attached, $100 Down with $2530 repair escrow for carpet and wainscot. Last sold as a HUD house for $124,000 in 2005.  I vaguely remember it then, but I believe the exterior was trashed and the interior was OK.  The roles have now reversed.  Although flooring is the main need here, please don't think that's all the house will require.  There's a 5th room that appears to have been the dart room, the yard is large and fenced, there's a decent deck off the kitchen that needs some stain, and the flooring in the dart room and kitchen is a decent laminate.  If you don't mind some cosmetic fix-up I'd check this one out.  Scope the lousy video:   Pics start here: http://captainfantasy.shutterfly.com/12908 Owner occupant bids due 7-25-2010, investors thereafter if available.

2902 Marshall Ash Drive, Loveland: $181,000. 3 bed, 2.5 bath, 1740 sq ft w/ 400+ sq ft bsmt, 1978, 2 car attached, $100 Down with $550 repair escrow for plumbing repair.  This 4-level is located just NW of the intersection of Monroe and 29th in a quiet neighborhood.  It has a very roomy, open feel to it, and other than the stuffy smell it is in very good condition (albeit a bit dated).  Pics start here: http://captainfantasy.shutterfly.com/12892 Owner occupant bids due 7-25-2010, investors thereafter if available.  This appears to be a great deal, however, the most intriguing thing about this listing is our FNMA listing literally next door at....

2914 Marshall Ash Drive, Loveland: $184,900.  3 bed, 2 bath, 2076 sq ft, 1978, 2 car attached, Fannie Mae 3% down.  This is also a 4 level, and obviously in the same quiet neighborhood, but it doesn't have quite the open feel as 2902.  What it DOES have though is new carpet and paint throughout, which gives this a fresh feel.  The back yard is a bit nicer than 2902, with concrete edging throughout and a storage shed.  The main level has wood floors and the basement's 3rd bedroom is kind of a bedroom-in-a-bedroom, so it kinda has 4 bedrooms.  Kinda. Pics start here: http://captainfantasy.shutterfly.com/12873  Putting an offer on this one will be a breeze, so let me know if you are interested.  Better yet, if you have a friend or neighbor that ALSO wants to buy a house but you can't bear the thought of being apart, let's put both of these Marshall Ash properties under contract and you can be neighbors for life!

506 Lucca Dr, Evans: $68,000. 1 bed (plus loft), 1 bath, 1017 sq ft, 1 car attached, 2002, fully FHA insured, $100 Down.  It's been a while since we've had one of these Tuscany condos, and they tend to be exceptional deals that sell fast.  The occupancy rate seems to have skyrocketed in here as well, which is a good sign.  This is a 2nd floor unit that sits above its garage (and the unit below) and features a MASSIVE vaulted ceiling, gas fireplace and an upper half-level loft that has a well-conceived closet, making this one something like a 2 bedroom (similar set-ups get listed as 2 bedrooms all the time).  The carpet is a wee bit dirty and there aren't any appliances, and the unit also overlooks a RV parking area.  But yo, it's $68k.  Pics start RIGHT HERE.

818 20th St Ln, Greeley: $90,000. 4 bed, 1 bath, 1103 sq ft over full bsmt, 2002, 2 car attached, $100 Down, no repair escrow.  Our glut of Balsam Village inventory continues with another ranch, the basement of which is unfinished save for one large bedroom.  Fully insured, yes, but needs some paint and carpet.  Pics start here: http://captainfantasy.shutterfly.com/12704.  Owner occupant bids are due 7-11-2010, investors thereafter if available.

Much of the inventory from LAST WEEK'S MEGA POST is still available, so if you are still interested in one you read about just ask.
