6-18-2010: Action > Words

Greetings y'all.  Due to a horrific accident involving fish sticks and a hot oven, I'm going to limit my typing this week and let the videos speak louder than the written word.  Enjoy....

The NEW HUDS for 6-18-2010!
click for pics of all the properties!

3414 Cove Way, Evans: $123,000. 3 bed, 2 bath, 1191 sq ft over full unfinished bsmt, 1997, $100 DOWN, fully insured.  Other than the blue carpet, this one's a keeper.  It's got A/C, a shed in the nicely landscaped back yard, a few appliances, master bath and room for expansion down below.  Best of all - no repair escrow and $100 DOWN.   Pics start here: http://captainfantasy.shutterfly.com/12621    Click here for more info, pics or a showing.   Owner occupant bids due 6/27/2010!

706 Heather Dr, Loveland: $130,000. 3 bed, 2 bath, 1750 sq ft, 1969, 1 car attached, $100 DOWN, fully insured.  This tri-level is tiled to the hilt, has a hot tub and appears to be a pretty smokin' deal.  The only giveaway of its age is the ancient appearance of the smallish one car garage.   Pics start here: http://captainfantasy.shutterfly.com/12605    Owner occupant bids due 6/27/2010!   Click here for more info, pics or a showing.

2009 Falcon Ridge Dr, Fort Collins: $208,000. 2 bed, 2.5 baths, 1597 sq ft, 2002, $100 DOWN with $770 repair escrow.  That's no typo - this is a two bedroom.  Sure there's a large loft area (huge even) but this 2 story is set up with a massive master bedroom as the main focus.  The house is sharp inside and out, the only blemish being a funky fence line that wraps around a nearby drainage pipe.  Looking in SE FTC?  Wanna get into something on the cheap but slightly more upscale than usual $200k finds?  Check this place out.    Pics start here: http://captainfantasy.shutterfly.com/12590    Owner occupant bids due 6/27/2010!  Click here for more info, pics or a showing.
3294 Wild West Lane, Wellington: $173,000. 3 bed, 2 bath, 1511 sq ft over full unfinished bsmt, 2003, 2 car attached, $100 DOWN, fully insured.  I can't say enough nice things about this place: It's clean, it's got a big master (and a respectable master bath), the kitchen is spacious, the yard is fenced, corner lot, looks great from the curb, and the full basement is actually home to a strange little non-conforming/makeshift 4th bedroom.   All in all, I'd call this one a no-brainer if you're looking in Wellington.   Pics start here: http://captainfantasy.shutterfly.com/12571    Owner occupant bids due 6/27/2010!   Click here for more info, pics or a showing.

Relist: 213 16th Ave Ct, Greeley: $40,000. 3 bed, 1 bath, 1200 sq ft, 1962.  This vaguely NE Greeley ranch is in decent shape interior-wise for a $40k house, but the exterior is in need of paint and soffit repair.  One would expect there to be LBP issues with this one, but alas it is insured with a $1980 repair escrow.  Pics start here: http://captainfantasy.shutterfly.com/11967   Owner occupant bids due 6/22/2010!  Click here for more info, pics or a showing.
Relist: 2316 W 24th ST, Greeley: $82,000. 2 bed, 2 bath, 1080 sq ft, 1 car detached, 1956, $100 Down with $550 repair escrow.  What we have here is a wee brick ranch with a wee brick detached garage.  It features lots of mirrors, some yellow and blue paint, an intact kitchen and one-level living.  It seems to be a great buy for somebody looking to do minimal work and have maximum  built-in equity.  Are you that person?   The previous listings showed some beautiful landscaping, and remnants of it remain.   Pics start here: http://captainfantasy.shutterfly.com/12382    Owner occupant bids due 6/22/2010! 950 52nd Ave Ct, Greeley: $72,000. 2 bed, 2 bath, 916 sq ft, 2002, insured with $2530 repair escrow, $100 Down.  This west Greeley condo has a gas fireplace, attached garage and is in decent condition.  However, the repair escrow is set aside for replacement of the 'floor covering' and plumbing, both of which are unusual (the latter because it's a condo, the former because, well, the carpet isn't that bad but does have a couple of holes in it).  Our last 950 52nd Ave Ct condo sold for $90,500, so consider this one a bang-up deal. UPDATE: My remarks about blown plumbing in a condo being unusual?  Yeah, there's a bit more here than meets the eye.  Contact me for more info.  Pics: http://captainfantasy.shutterfly.com/11581   Owner occupant bids due 6/22/2010!
