6-25-2010: One New One

Hey everybody!  Yes there was only one new property this week, so I'm including a quick rundown of all our available FTC FNMA inventory (and maybe an up and coming property or two).  Enjoy this week's diversion, and of course....

207 21st Ave Pl, Greeley: $44,000. 2 bed, 1 bath, 850 sq ft, 1979, 1 car attached, FHA insured with $1210 repair escrow, $100 down.  It may not be the biggest house around (it may even be the smallest property on the blog this week) but it's a pretty decent buy.  Nice fenced yard with remnants of landscaping scattered here and there, a larger-than-average master and a somewhat intact kitchen belie the insanely low price.  If you're in the market for something sub-$50k I would definitely hit this one up.

2818 W 11th ST RD, Greeley: $76,500. 5 bed, 2 bath, 1067 sq ft over full mostly finished, one car attached, fully insured, $100.  It may be fully insured, but it needs a roof, has mold in the basement and otherwise needs to be fully rehabbed.  Offset by a fenced yard and a low, low price.  Click here for more info or a showing.


1406 25th Avenue CT, Greeley: $114,000. 4 bed, 2 bath, 2220 sq ft, 1963, one car detached, $100 Down with $4400 repair escrow.  This week's sole new listing is a conundrum.  It's a bi-level with a detached garage and a MASSIVE yard and it sits in a beautiful and stable neighborhood.  And yes the house is technically intact, but the kitchen is in the lower level.  Is that a problem?  Well no, but it's just kind of....weird.  In the upper level in lieu of the kitchen is a long, pointless room that sits adjacent to the living room (and is elevated a couple of steps for some reason), and the rest of the house shows signs of the previous owners' rehab aspirations.  They never happened.  So what's left is a upper level bathroom with nice tile work and a PVC-and-nasty-piece-of-wood shower curtain rod, no sink (!) and a pointlessly small linen closet.  There's a lot of potential here, just be aware that most people prefer their kitchens next to the living room.  You know?   Pics start here: http://captainfantasy.shutterfly.com/12664   Click here for more info or a showing.

Price Reductions

312 9th St, Greeley: $40,500. 2 bed, 1 bath, 1016 sq ft, 1946, NOW UNINSURED.  This visually appealing home has a massive, long lot that appears to have had a structure on it at some point, and the vinyl siding on the house is in great shape.  It sits right behind Big R and is actually a pretty decent buy.  UPDATE: While its surface condition hasn't changed, it comes back on the market without the FHA option, and a laundry list of repair notes, chiefly electrical, plumbing, heating.  And oh yeah, it sits in a 100 year flood plain. 2807 15th Ave Ct, Greeley: $82,350. 2 bed, 1 bath, 1008 sq ft over full unfinished, 1971, 1 car attached. This property has this week's honor of having the lousiest location.  It is right next to highway 34 - remarks HUD: "Subject backs to Highway 34 with traffic noise."  See, I told you. The house is clean and smells of new paint on the main floor; kitchen is fairly intact and the family room has a fireplace. The basement appears to have had two more bedrooms at one point and a full bathroom that has been mostly dismantled. 112 Oak Street, Windsor: $105,300. 2 bed, 2 bath, 1325 sq ft, 1909, $100 down with $1210 repair escrow for ceiling damage, plumbing, 'mold-like-substance' mitigation.  Yes, it's a good deal and there is quite a bit to love here, particularly that little sun room at the entrance.  Let me temper your exuberance for a second though.  It smells like mold and animal pee, and the layout is like Harry Potter's scar (insofar as it vaguely resembles a lightning bolt, NOT that it broadcasts pain at random, dramatic moments).  The master bedroom is fairly large and has the moldy 3/4 bathroom that must be dealt with.  The second bedroom is also reasonable size, and there are two living rooms.  It's homes like this that make me wonder, Just What Was Going On With the Floor?  If you'd like to try your hand at guessing, let me know.  The back yard of this place has 2 storage sheds, a couple of overgrown garden areas and a bundle of weeds. 1952 29th Ave #3, Greeley: $84600. 3 bed, 2.5 bath, 1696 sq ft over partial finished bsmt, 2 car attached, 1977, $100 down with $275 repair escrow.  Here's a different one.  The most shocking thing about this place is that yours truly had no idea this little subdivision even existed.  It consists solely of identical townhouse/duplexes that have well maintained gray exteriors.  The interior?  Well, it needs some love.  Carpets are trashed and if the exterior looks like 1999, the interior definitely feels more like the 1977 build it is.  The master is awesome though and has its own fireplace.  This place also has a fenced yard and the oversized 2 car garage (with 2 separate doors).  Might be worth a look see. SOME FNMA REOs

2507 Timber Ct, Fort Collins: $156,500. 3 (or 4) bed, 2 bath, 2064 finished sq ft, 1973, converted 1 car garage.  This tri-level is just west of the Campus West area and nicely defines fixer upper.  The garage was unwisely converted to living space and it needs a roof.  Bad.  Call me and we'll throw an offer at 'em.  Click here for more info, pics or a showing.

1016 E Prospect, Fort Collins: $169,900.  4 bed, 2 bath, 1536 sq ft, 1971, 2 car attached.  The selling point for this house is the large, privately fenced backyard and the redwood deck.  It's location on Prospect = month and a half on the market.  Its condition is decent, especially considering the price.  Click here for more info, pics or a showing.

2709 Rawahs Way, Fort Collins: $234,900. 3 bed, 3 bath, 1745 sq ft w/ 805 mostly finished basement, 1997, 2 car attached.  This attractive 2 story sits in Fairbrooke Heights and is a few blocks from Bauder Elementary.  This one has also benefited from FNMA's carpet and paint treatment and is in move-in condition.  Worth checking out if you are in this price range.  

4726 Dusty Sage Loop #2, Fort Collins: $299,900. 1 bed, 2 bath, 1679 over 1565 sq ft unfinished bsmt, 2004, 2 car garage.  This is an amazing townhome overlooking the beautiful Cathy Fromme Prairie Natural Area.  Anybody who has looked at or priced these townhomes will know this is an amazing deal.  The walkout basement leads directly to trails, the vaulted ceilings go on and on, beautiful open floor plan, and its condition is basically perfect.

6-18-2010: Action > Words

PRICE REDUCTION
950 52nd Ave Ct, Greeley: $72,000. 2 bed, 2 bath, 916 sq ft, 2002, insured with $2530 repair escrow, $100 Down.  This west Greeley condo has a gas fireplace, attached garage and is in decent condition.  However, the repair escrow is set aside for replacement of the 'floor covering' and plumbing, both of which are unusual (the latter because it's a condo, the former because, well, the carpet isn't that bad but does have a couple of holes in it).  Our last 950 52nd Ave Ct condo sold for $90,500, so consider this one a bang-up deal. HUDs 6-11-2010: The Greelety Executive Edition

Hey everybody!  We've been slammed the last couple of weeks, so enough chit chat - let's get right to it.

8417 W 18th St Dr, Greeley: $140,000. 3 bed, 2 bath, 1252 sq ft over 1252 unf., 2 car attached, 2004, $100 down with $330 repair escrow for deck stain and mold remediation.  This is a Mountain Shadows ranch with an impossibly clean, unfinished walk-out basement.  The kitchen is pretty bare and the finishes aren't incredibly high-end (typical Journey home) but it smokes everything else in the area at this price. Relist: 2321 Bluebells Dr, Evans: $108,000. 3 bed, 2.5 bath, 1320 sq ft w/ unfinished basement, 2 car attached, 2003. Uninsured, eligible for 203k financing.  It's back!  Concerning the house, there's no kitchen.  In fact, the counters appear to have been forcefully torn from the walls as if they were scared of the previous tenants and fled in the night.  "Hey Joe, I believe I saw your kitchen cabinets running down the street last night."  "Yeah, I  kept telling my wife to clean the kitchen but she didn't, and I seen how dirty it was and I can't blame them.  Did you see where they went?"  The rest of the main level is tiled and has a half bath, the upper level holds the 3 bedrooms (with master bath) and the basement is unfinished.  My remarks largely concern the writing on the walls of one of the bedrooms.  So is the house a deal at $108,000?  Well it depends on your faith in the Prairie View subdivision.  We've had a few HUDs in here over the last few years and I've heard grumblings about the construction being hit or miss.  Which makes sense if the cabinets are able to detach themselves and run away in the night.  I blame Edward.    Owner occ bids due 6-15-2010!  Investors on the 16th.  Pics START RIGHT HEREClick here for more info, pics or a showing.

2925 Anchor Drive, Evans: $134,000. 3 bed, 2 bath, 1299 sq ft over full framed basement, 3 car garage, 2002, $100 down fully FHA insured.  I'm a bit surprised this place is actually fully insured (meaning no repair escrow) because more than half of the kitchen is gone.  Perhaps it's the half you don't need...?  You know, like the cabinets that just hold three year old Ramen and Grape Nuts? The rest of the house is typical, less-than-10-years-old HUD stuff, complete with a decent yard, a small deck, nice master bath and of course ugly sponged paint everywhere.  The basement is the surprise: It's fully framed, and one of the rooms is drywalled and wired.  It appears as if it could have another 3 bedrooms, a family room and a full bath down there.  The three car garage on this one is the cherry on top.  If you're looking in Evans I'd check this one out.  Owner occ bids due 6-15-2010!  Pics of the property START RIGHT HERE. 3826 24th Avenue, Greeley: $108,000. 3 bed, 2.5 bath, 1326 over 600+ unf.bsmt, 2 car, 2002, $100 down with $550 repair escrow for plumbing repair.  First of all, this is a townhouse/half duplex and has a $65/month HOA.  Secondly, the attached property is in incredible condition, and the neighbor has been maintaining this property's half of the yard as well, so it looks much nicer than your average HUD home.  This is a Bailey Homes 2-story with a fenced back yard, and it is well worn on the inside but not terribly beat up.  If you don't mind sharing a wall, give it a shot. 3010 11th Ave, Evans: $35,000. 3 bed, 1 bath, 1141 sq ft, 1950, $100 down fully insured.  Here's the big surprise of the week.  I love this house.  Not only does it have more charm than most, if not all, the rest of this week's stuff, it's also in better shape than many of them.  Not to say it's in move-in condition, it is after all $35k.  But it has hardwood floors, big bedrooms and a fairly intact kitchen.  Unlike many of the neighboring houses, the previous owners had the foresight to line trees along 11th Ave, somewhat shielding them from noise and, uh, eye pollution.  There's no garage to this joint, but between the driveway and the front yard a guy could park all manner of running and non-running vehicles.  This place rules. 854 E 20th St Dr: $100,000.  4 bed, 2.5 bath, 1119 over full finished bsmt, 2 car attached, 2002, $100 down fully insured.  This ties 3010 11th Ave for being the pleasant surprise of the week.  The friendly neighbor asked me what it was listed for, and was apparently watching it when it was a prior short sale.  It is immaculate inside, with all kitchen appliances in place, carpets freshly cleaned, walls without holes, etc.  The 2 car garage has a bench and some extra cabinets, and the back deck is big enough for a grill and some chairs and the back yard is landscaped and fenced.  The basement, however, is what really got me.  The large family room has a wet bar in one corner, and across the hall is an honest-to-goodness theater room.  It doesn't have the speakers or equipment of course, but it is pre-wired throughout, with inputs and outputs everywhere.  If you are looking for the best deal in East Greeley for a move-in condition home, don't miss this one.  Owner-occ bids due 6-20-2010!  PICS START RIGHT HEREClick here for more info, pics or a showing.

1205 11th Ave, Greeley: $120,000. 3 bed, 2.5 bath, 1806 sq ft, 1892, $100 down with $1100 repair escrow for plumbing, leaky door and thermostats.  This Pottery Barn-catalog inspired 2 story has the look of a house perhaps even beyond this price.  There's a few unfinished pieces scattered throughout, but it shows nicely. You know there's going to be drawbacks, and there are a few: 11th Ave, for starters, is busy busy busy, and this house is surrounded by commercial buildings.  This place is NOT set up as a commercial property (it's zoned M for mixed use), so I question why the previous owners would have spent so much dough making it such a pimped-out home in such a strange - but not bad - area.  There's an unfinished detached garage that appears to be less than a year old, and not much of a yard in terms of landscaping.  If you don't mind a bit of traffic but want a fancy looking joint, check this one out. This 'cozy' blue ranch has the unfortunate distinction of being almost precisely on the corner of 23rd Ave and 27th Street.  I like it for the money, if not the location.
