The HUDs of 5-21-2010: Oaky Chardonnay

Once in a great while, we get a week so full of killer inventory I can't help but race back to my computer and let loose with colorful descriptions.  This wasn't such a week, hence the late Monday update.  But there's always deals!  And there are always, as Spock said, colorful metaphors.

112 Oak Street, Windsor: $117,000. 2 bed, 2 bath, 1325 sq ft, 1909, $100 down with $1210 repair escrow for ceiling damage, plumbing, 'mold-like-substance' mitigation.  Yes, it's a good deal and there is quite a bit to love here, particularly that little sun room at the entrance.  Let me temper your exuberance for a second though.  It smells like mold and animal pee, and the layout is like Harry Potter's scar (insofar as it vaguely resembles a lightning bolt, NOT that it broadcasts pain at random, dramatic moments).  The master bedroom is fairly large and has the moldy 3/4 bathroom that must be dealt with.  The second bedroom is also reasonable size, and there are two living rooms.  It's homes like this that make me wonder, Just What Was Going On With the Floor?  If you'd like to try your hand at guessing, let me know.  The back yard of this place has 2 storage sheds, a couple of overgrown garden areas and a bundle of weeds.   If you want an equity builder in old Windsor, here ya go.  Pics start here: http://captainfantasy.shutterfly.com/12416   Click here for more info, pics or a showing.


2807 15th Ave Ct, Greeley: $91,500. 2 bed, 1 bath, 1008 sq ft over full unfinished, 1971, 1 car attached. This property has this week's honor of having the lousiest location.  It is right next to highway 34 - remarks HUD: "Subject backs to Highway 34 with traffic noise."  See, I told you. The house is clean and smells of new paint on the main floor; kitchen is fairly intact and the family room has a fireplace.   3417 Pheasant Ct, Evans: $85,000. 3 bed, 2.5 bath, 1103 over unfinished bsmt, 2 car attached, 2001, uninsured, eligible for 203k financing.  Much like Bluebells from a couple of weeks ago, this is a newer 2 story that is completely missing its kitchen.  There isn't an ounce of kitchen here unless you count pipe stubs. My video stopped right as I was walking through the master bedroom - just know it has a full master bath and is of decent size.    Is it a good deal?  Yup, if you can install a kitchen and carpet on the cheap.  Check it out if you are such a candidate. 1952 29th Ave #3, Greeley: $94000. 3 bed, 2.5 bath, 1696 sq ft over partial finished bsmt, 2 car attached, 1977, $100 down with $275 repair escrow.  Here's a different one.  The most shocking thing about this place is that yours truly had no idea this little subdivision even existed.  It consists solely of identical townhouse/duplexes that have well maintained gray exteriors.  The interior?  Well, it needs some love.  Carpets are trashed and if the exterior looks like 1999, the interior definitely feels more like the 1977 build it is.  The master is awesome though and has its own fireplace.  This place also has a fenced yard and the oversized 2 car garage (with 2 separate doors).  Might be worth a look see. 400 36th Avenue Ct, Greeley: $95,000. 4 bed, 2 bath, 1014 sq ft over full mostly finished bsmt, 2 car attached, 1971, $100 down with $2200 repair escrow.  Listed as a 2 bed, 1 bath, the basement obviously hides the other beds and bath.  This one is assessed for $121,672 and the repair escrow concerns the lack of carpet.  Simple?  Yup.  Click here for more info, pics or a showing.

504 N 28th Ave Ct, Greeley: $98,000. 2 bed, 1.5 bath, 1062 sq ft, 2001.  This townhouse/half duplex sits just north of C Street and is fully FHA insured, meaning it qualifies for the $100 incentive with NO repair escrow.  That doesn't mean it's perfect (it needs carpet and paint as well as a cabinet door) but the repairs are largely cosmetic. 5713 Chardonnay St, Evans: $180,000. 5 bed, 3 bath, 1312 sq ft over full mostly finished, 2005, $100 down, fully insured.  I'm surprised this is our first Grapevine Hollow listing since we've had HUD inventory in just about every Greeley/Evans subdivision.  As one might expect, the house is super nice and other than furniture marks in the carpet looks like a new home.  The basement is 95% finished, with a slick bar and a large home theater wired in Geek Squad fashion.  One of the two basement bedrooms doubles as a laundry room (it works, though) and there's a separate laundry area just outside the master bedroom on the main floor.  As is the case with some houses in this subdivision, it has a large lot with most of the area belonging to the fenced back yard.  I like the layout on the main floor, with the master on one side and the two spare bedrooms on the other.   And the three car garage (with a ceiling fan!) is slick, as is the stucco finish.  However, don't expect a ton of high-end features.  It's just simply a nice house in a nice area.  With a nice garage, with a crappy ceiling fan in it.

PRICE REDUCTION

310 Main St, Briggsdale: $72,100.  4 bed, 2 bath, 2280 sq ft, 2002.  This MASSIVE modular home sits right in Briggsdale proper.  HUD calls it a manufactured home, it sits on just over a quarter acre and, in a rare turn of events, is completely FHA insured, meaning this one will go $100 down.
