5-7-2010: The Best HUD of all Times?

Greetings again HUD fans, I'll get right to the point.  We have an amazing deal at 228 N 55th Avenue in Greeley's Kelly Farm subdivision (technically it's in the 'Forest Glen' at Kelly Farm) which is likely why most new eyes are gazing upon the blog.  Be assured it's a smokin' gem of a place, but please don't let that prevent you from checking out the rest of a great week's worth of inventory.  Like a $34,500 place in Fort Collins.  What the....?

8450 Three Silos Dr, Wellington: $174,000. 3 bed, 2 bath, 1374 finished over full unfinished, 2 car attached, 2003, $100 Down fully FHA insured. This was my first stop of the day, so I was impressed.  Consider this one as 55th Avenue lite, which will make more sense once you've read up on 55th.  It is basically the same idea - ranch layout with all bedrooms on one side of the house, open kitchen/living room layout on the other - but $80k less.  And much like 55th it's basically in move-in condition.

228 N 55th Avenue, Greeley: $257,000. 3 bed, 2 bath, 1984 sq ft over full 40% finished basement, 3 car garage, 2006, $100 Down fully FHA insured.  I was expecting this place to be pretty swanky, but I wasn't prepared to be totally blown away.  At the risk of being redundant (especially if you watch the video), not only is this place far and away the nicest HUD house I've ever seen, it may be the nicest house I've seen for under $300k.  Located in one of Greeley's most desirable subdivisions (Forest Glen at Kelly Farm), it's a beautiful stucco monster of a ranch that has just about all the features you'd expect: big bedrooms, killer master bath, 3 car, great layout, patio.  Speaking of the patio, the living room's gas fireplace is shared with it, which is very cool.  If there's a drawback, the kitchen may be it.  The island has some granite but the rest of the counters are cheap looking laminate.  Quibbles aside you can't ask for a better neighborhood and this much house for this kind of money.  Anybody want to move to Greeley?  I've got loads more to say about this place (and more info) so give me a call if you need more of the scoop.

324 E 28th St Rd, Greeley: $100,000. 3 bed, 3 bath, 1213 sq ft over full mostly unfinished, 2 car attached, 2005, $100 down fully FHA insured.  I'm tired of writing about Riverview Farm HUDs so just watch the video.  Seriously.  I do like the stand-alone bathroom in the basement though.

1614 35th Street, Evans: $109,000. 3 bed, 2.5 bath, 1568 sq ft w/ 400+ sq ft bsmt, 2 car attached, 1992, $100 down with $1265 repair escrow.  Viewing the pictures and video will be a shock so consider yourself warned.  And it's not that there's corpses and filth everywhere (well, a bit of smut), but rather the sheer amount of worthless crap that literally covers the floors of the bedrooms is astounding.   If you are at all familiar with what I do here, HUDs are typically devoid of anything left by the previous owners or tenants.  Not so with this joint.  As such, it's hard to gauge what the house really looks like, but after some reflection I believe this will be a decent buy for somebody.  Once it's been deloused, of course.

1117 12th Avenue, Greeley: $40,000. 2 bed, 3/4 bath, 995 sq ft, 1895, $100 Down with $1100 repair escrow, which is unbelievable.  Oh boy.  You ever seen Hoarders?  Yeah?  See the episode where the lady had cats upon cats upon cats in her house and had no idea how many layers of living and dead cats were stinking up the joint?  She lived 1117 12th Avenue in Greeley.  Well, at least it smells like she did.  I didn't even bother to take pictures, and a video walk through would have lasted 4 seconds.  I almost dropped my keys on the floor which would have sucked because they'd still be sitting there and I'd be in Greeley getting my car re-keyed.  Do you like weeds, dirty floors and have a lack of odor receptors?  Here's your place. 2925 Anchor Drive, Evans: $134,000. 3 bed, 2 bath, 1299 sq ft over full framed basement, 3 car garage, 2002, $100 down fully FHA insured.  First off, my apologies for the lack of video.  There was a gentleman in the midst of doing some final cleaning on the house, and as I shook his cold, clammy hand he said, "You probably don't want to shake my hand."  Great, thanks bud.  I'm a bit surprised this place is actually fully insured (meaning no repair escrow) because more than half of the kitchen is gone.  Perhaps it's the half you don't need...?  You know, like the cabinets that just hold three year old Ramen and Grape Nuts? The rest of the house is typical, less-than-10-years-old HUD stuff, complete with a decent yard, a small deck, nice master bath and of course ugly sponged paint everywhere.  The basement is the surprise: It's fully framed, and one of the rooms is drywalled and wired.  It appears as if it could have another 3 bedrooms, a family room and a full bath down there.  The three car garage on this one is the cherry on top.  If you're looking in Evans I'd check this one out.  Pics of the property START RIGHT HERE. 3619 Ponderosa Ct #11, Evans: $75,000. 2 bed, 2 bath, 1046 sq ft, 2006, $100 Down, fully FHA insured.  Like 29th (which we'll cover in a minute), this is considered a 2 story, but the only thing 2 story about it is having the entrance on the ground level, which means you walk up a large flight of stairs every time you come home.  Ah, but once you're home, luxury awaits!  As long as you fix it up, you know, luxuriously.  It does have a gas fireplace and a small deck and overall the unit is in great condition.  Concerning the picture of the lease option flier: I did call the owner of the property who would only say the price of his identical unit was "negotiable".  When I asked if it would be anywhere near the $75,000 asking price of this place the answer was basically No, No Not At All.

8505 Mummy Range, Fort Collins: $34,500. 3 bed, 2 bath, 1136 sq ft, 1978, UNINSURED.  Airport zoning, don't you love it!  Mountain Range Shadows strikes again with this single-wide that's a 5 iron from 25.  Like traffic noise?  Great.  Like airplane noise?  Even better.  Want an income property that will cash flow like mad?  Well, actually this is it.  I was prepared to hate on this place simply based on the price, but it really isn't too bad on the inside.  The layout is kind of cool: the 2 bedrooms on the east half of the house share a bathroom, and the master on the west end doesn't really have a master bath but a larger full bath is adjacent.  Problems?  Oh, there's a bunch of course.  Per HUD:  "HOA fees are $38.75 per month. Manufactured home. Estimated remaining economic life is 23-26 years per appraisal. The foundation system is not permanently anchored. Plumbing & heating are not in working condition. Siding & paint need repair. Traffic noise noted from Interstate 25." Nevertheless, if you have the cash and want a not-so-glamorous income property in (sort of) Fort Collins, check it out. Relist: 5151 W 29th St Unit 2009, Greeley: $67,500. 1 bed, 1 bath, 956 sq ft, 1 car garage, 2000, $100 down with $2200 repair escrow.  Could have sworn I mentioned this one before, but apparently not.  The west Greeley location just west of 47th Ave is convenient if you don't mind living in a massive townhouse/condo community where directions to your friends will consist of "take a right, then your next right, then your third right, then a left, etc."  This one is very much like the Ponderosa condo, but lacks carpet and is much smaller.  I do like the layout of this one a bit more in terms of the kitchen bar/living room thing.  I have pictures somewhere....
