HUD Report 5-28-10: Reductions, Relists and Short Sales!

Hey everybody!  I hope your Memorial Weekend plans involve something other than yard work!  Mine DO involve yard work, but they also involve showings and hanging out with the coolest 3 year old on the planet.

We only received one new HUD this week, but there's still plenty to digest.  Check it out in...

HUD STUFF FOR 5-28-2010

513 5th Ave, Greeley: $25,000. 2 bed, 1 bath, 1008 sq ft, 1900, $100 Down with $3630 repair escrow.  Let's see, it's in a floodplain, has a fat repair escrow and thus a laundry list of repairs (Repair windows, Remediate mold like substance, Repair soffit and fascia, Repair furnace, Repair plaster, Correct interior defective paint). But it DOES have a basketball hoop attached to the front of the house!  And did I mention it's only $25k?  Bids due 6/6/2010

Relist: 2307 Apple Ave, Greeley: $79,000.  3 bed, 2 bath, 1600 sq ft, 1996.  This East Greeley bi-level is in need of a bit of love (and an air freshener or two) and the previous owners sure did like their ceiling fans (there's 3 in the lower family room).  On paper it has it all though: 2 car garage, fenced yard, the right # of beds and baths and the right price.  Bids due 6/1/2010. Relist: 37266 WCR 65, Galeton: $49,500.  3 bed, 2 bath, 1623 over full basement w/ some finish, 2001.  Reappraised, reduced and re-remarked: "Manufactured home. Previous owner shared neighbor's well, but there is no formal agreement. Septic tank subject to freezing in winter; appraiser recommends a survey of the septic tank to determine if it is buried deep enough and if it meets lot line requirements. Foundation inspection recommended due to moisture in the basement- may include replacement of gutters and regrading. Plumbing and heating systems are inoperable. Buyer must obtain permit and correct county code violations: shingles coming off roof, deck is unsafe, mold-like substance in basement, and loose electrical receptacles. Property was apprased 5/14/10 and valued at $55000."  Need I say more?  By the way, the gentleman that supposedly shares the well doesn't much care to share it.  He's also given me a bunch of other invaluable info.  My advice?  Unless you want to pay cash to buy something that needs major work out in the middle of nowhere (and yet be somewhat close to your neighbors), I'd pass.  And yes I've been in this one. Price Reductions

1371 Westwood Dr, Windsor: $184,500. 5 beds, 3 baths, 1017 sq ft over full finished, 2 car attached, 1998, FHA insured with $275 repair escrow, $100 Down.  Here's an interesting fact: Just prior to this becoming the current HUD it is, it was actually listed for LESS.  To be fair, it was a short sale which most people tend to avoid.  And I'm guessing the house showed badly, which is evidenced by scattered crayon on the walls and stains here and there in the carpet.  Overall it is actually somewhat decent, and the fully-finished basement adds a couple more bedrooms and a (kind of) full bath.  I say kind of because it has but a jetted tub - no shower.   And the eastern-most bedroom is either hourglass shaped or it has the largest walk-in closet I've ever seen in a house, HUD or otherwise.  The main floor has a very open living room/kitchen and there's extra parking on the west side of the garage and a large fenced yard.  The small repair escrow is for the replacement of a few shingles but other than that the exterior is in excellent shape.

1412 15th Ave, Greeley: $80,800. 4 bed, 2 bath, 1720 sq ft, 1926, 1 car detached.  This is an over/under duplex that HUD is calling a bi-level (hence the below-grade sq footage being used in their numbers).  The walk-out basement serves as a separate entrance, and both units are set up extremely well.  The alley access helps as there is no driveway to the house.  The price was a tad stout, especially since it won't go FHA, but now with its SECOND price reduction this one is a bargain waiting to be had. Two units folks!  And a big garage and fenced yard.

Short Sale Listings

Yes, I currently find myself with a few of them.  They're a different breed entirely, and these particular houses are all awesome in their own way.

200 Whitney Bay, Windsor: $249,000.  This Water Valley home is a beauty: the owners have the inside track on granite so there's oodles of the stuff everywhere.  The house is in great shape, has upgrades galore and we're now $20,000 below where we started.  I'm starting to get a lot of showings on this place and it is a PRE-APPROVED SHORT SALE, meaning you're not going to have to wait for months for an answer - 30 days maybe.

325 E Prospect, Fort Collins: $245,000. 3 bed, 2 bath, 1985 total sq ft, 1924, 2 car detached. Don't be scared by the address - this Craftsman bungalow is actually on Peterson, in my opinion. It is close to Old Town and CUTE, with wood floors on the main, and a large bedroom and 3/4 bath in the basement.  The back yard was fenced about a year ago, and it is nicely landscaped.  At the owner's request we aren't doing formal showings but give me a holler and I can arrange it. The HUDs of 5-21-2010: Oaky Chardonnay

Once in a great while, we get a week so full of killer inventory I can't help but race back to my computer and let loose with colorful descriptions.  This wasn't such a week, hence the late Monday update.  But there's always deals!  And there are always, as Spock said, colorful metaphors.

112 Oak Street, Windsor: $117,000. 2 bed, 2 bath, 1325 sq ft, 1909, $100 down with $1210 repair escrow for ceiling damage, plumbing, 'mold-like-substance' mitigation.  Yes, it's a good deal and there is quite a bit to love here, particularly that little sun room at the entrance.  Let me temper your exuberance for a second though.  It smells like mold and animal pee, and the layout is like Harry Potter's scar (insofar as it vaguely resembles a lightning bolt, NOT that it broadcasts pain at random, dramatic moments).  The master bedroom is fairly large and has the moldy 3/4 bathroom that must be dealt with.  The second bedroom is also reasonable size, and there are two living rooms.  It's homes like this that make me wonder, Just What Was Going On With the Floor?  If you'd like to try your hand at guessing, let me know.  The back yard of this place has 2 storage sheds, a couple of overgrown garden areas and a bundle of weeds.   If you want an equity builder in old Windsor, here ya go.  Pics start here: http://captainfantasy.shutterfly.com/12416   Click here for more info, pics or a showing.


2807 15th Ave Ct, Greeley: $91,500. 2 bed, 1 bath, 1008 sq ft over full unfinished, 1971, 1 car attached. This property has this week's honor of having the lousiest location.  It is right next to highway 34 - remarks HUD: "Subject backs to Highway 34 with traffic noise."  See, I told you. The house is clean and smells of new paint on the main floor; kitchen is fairly intact and the family room has a fireplace.   3417 Pheasant Ct, Evans: $85,000. 3 bed, 2.5 bath, 1103 over unfinished bsmt, 2 car attached, 2001, uninsured, eligible for 203k financing.  Much like Bluebells from a couple of weeks ago, this is a newer 2 story that is completely missing its kitchen.  There isn't an ounce of kitchen here unless you count pipe stubs. My video stopped right as I was walking through the master bedroom - just know it has a full master bath and is of decent size.    Is it a good deal?  Yup, if you can install a kitchen and carpet on the cheap.  Check it out if you are such a candidate. 1952 29th Ave #3, Greeley: $94000. 3 bed, 2.5 bath, 1696 sq ft over partial finished bsmt, 2 car attached, 1977, $100 down with $275 repair escrow.  Here's a different one.  The most shocking thing about this place is that yours truly had no idea this little subdivision even existed.  It consists solely of identical townhouse/duplexes that have well maintained gray exteriors.  The interior?  Well, it needs some love.  Carpets are trashed and if the exterior looks like 1999, the interior definitely feels more like the 1977 build it is.  The master is awesome though and has its own fireplace.  This place also has a fenced yard and the oversized 2 car garage (with 2 separate doors).  Might be worth a look see. 504 N 28th Ave Ct, Greeley: $98,000. 2 bed, 1.5 bath, 1062 sq ft, 2001.  This townhouse/half duplex sits just north of C Street and is fully FHA insured, meaning it qualifies for the $100 incentive with NO repair escrow.  That doesn't mean it's perfect (it needs carpet and paint as well as a cabinet door) but the repairs are largely cosmetic. 5713 Chardonnay St, Evans: $180,000. 5 bed, 3 bath, 1312 sq ft over full mostly finished, 2005, $100 down, fully insured.  I'm surprised this is our first Grapevine Hollow listing since we've had HUD inventory in just about every Greeley/Evans subdivision.  As one might expect, the house is super nice and other than furniture marks in the carpet looks like a new home.  The basement is 95% finished, with a slick bar and a large home theater wired in Geek Squad fashion.  One of the two basement bedrooms doubles as a laundry room (it works, though) and there's a separate laundry area just outside the master bedroom on the main floor.  As is the case with some houses in this subdivision, it has a large lot with most of the area belonging to the fenced back yard.  I like the layout on the main floor, with the master on one side and the two spare bedrooms on the other.   And the three car garage (with a ceiling fan!) is slick, as is the stucco finish.  However, don't expect a ton of high-end features.  It's just simply a nice house in a nice area.  With a nice garage, with a crappy ceiling fan in it.

PRICE REDUCTION

310 Main St, Briggsdale: $72,100.  4 bed, 2 bath, 2280 sq ft, 2002.  This MASSIVE modular home sits right in Briggsdale proper.  HUD calls it a manufactured home, it sits on just over a quarter acre and, in a rare turn of events, is completely FHA insured, meaning this one will go $100 down. 5-7-2010: The Best HUD of all Times?

Greetings again HUD fans, I'll get right to the point.  We have an amazing deal at 228 N 55th Avenue in Greeley's Kelly Farm subdivision (technically it's in the 'Forest Glen' at Kelly Farm) which is likely why most new eyes are gazing upon the blog.  Be assured it's a smokin' gem of a place, but please don't let that prevent you from checking out the rest of a great week's worth of inventory.  Like a $34,500 place in Fort Collins.  What the....?

8450 Three Silos Dr, Wellington: $174,000. 3 bed, 2 bath, 1374 finished over full unfinished, 2 car attached, 2003, $100 Down fully FHA insured. This was my first stop of the day, so I was impressed.  Consider this one as 55th Avenue lite, which will make more sense once you've read up on 55th.  It is basically the same idea - ranch layout with all bedrooms on one side of the house, open kitchen/living room layout on the other - but $80k less.  And much like 55th it's basically in move-in condition.

228 N 55th Avenue, Greeley: $257,000. 3 bed, 2 bath, 1984 sq ft over full 40% finished basement, 3 car garage, 2006, $100 Down fully FHA insured.  I was expecting this place to be pretty swanky, but I wasn't prepared to be totally blown away.  At the risk of being redundant (especially if you watch the video), not only is this place far and away the nicest HUD house I've ever seen, it may be the nicest house I've seen for under $300k.  Located in one of Greeley's most desirable subdivisions (Forest Glen at Kelly Farm), it's a beautiful stucco monster of a ranch that has just about all the features you'd expect: big bedrooms, killer master bath, 3 car, great layout, patio.  Speaking of the patio, the living room's gas fireplace is shared with it, which is very cool.  If there's a drawback, the kitchen may be it.  The island has some granite but the rest of the counters are cheap looking laminate.  Quibbles aside you can't ask for a better neighborhood and this much house for this kind of money.  Anybody want to move to Greeley?  I've got loads more to say about this place (and more info) so give me a call if you need more of the scoop.

324 E 28th St Rd, Greeley: $100,000. 3 bed, 3 bath, 1213 sq ft over full mostly unfinished, 2 car attached, 2005, $100 down fully FHA insured.  I'm tired of writing about Riverview Farm HUDs so just watch the video.  Seriously.  I do like the stand-alone bathroom in the basement though.

1614 35th Street, Evans: $109,000. 3 bed, 2.5 bath, 1568 sq ft w/ 400+ sq ft bsmt, 2 car attached, 1992, $100 down with $1265 repair escrow.  Viewing the pictures and video will be a shock so consider yourself warned.  And it's not that there's corpses and filth everywhere (well, a bit of smut), but rather the sheer amount of worthless crap that literally covers the floors of the bedrooms is astounding.   If you are at all familiar with what I do here, HUDs are typically devoid of anything left by the previous owners or tenants.  Not so with this joint.  As such, it's hard to gauge what the house really looks like, but after some reflection I believe this will be a decent buy for somebody.  Once it's been deloused, of course.

1117 12th Avenue, Greeley: $40,000. 2 bed, 3/4 bath, 995 sq ft, 1895, $100 Down with $1100 repair escrow, which is unbelievable.  Oh boy.  You ever seen Hoarders?  Yeah?  See the episode where the lady had cats upon cats upon cats in her house and had no idea how many layers of living and dead cats were stinking up the joint?  She lived 1117 12th Avenue in Greeley.  Well, at least it smells like she did.  I didn't even bother to take pictures, and a video walk through would have lasted 4 seconds.  I almost dropped my keys on the floor which would have sucked because they'd still be sitting there and I'd be in Greeley getting my car re-keyed.  Do you like weeds, dirty floors and have a lack of odor receptors?  Here's your place. 2925 Anchor Drive, Evans: $134,000. 3 bed, 2 bath, 1299 sq ft over full framed basement, 3 car garage, 2002, $100 down fully FHA insured.  First off, my apologies for the lack of video.  There was a gentleman in the midst of doing some final cleaning on the house, and as I shook his cold, clammy hand he said, "You probably don't want to shake my hand."  Great, thanks bud.  I'm a bit surprised this place is actually fully insured (meaning no repair escrow) because more than half of the kitchen is gone.  Perhaps it's the half you don't need...?  You know, like the cabinets that just hold three year old Ramen and Grape Nuts? The rest of the house is typical, less-than-10-years-old HUD stuff, complete with a decent yard, a small deck, nice master bath and of course ugly sponged paint everywhere.  The basement is the surprise: It's fully framed, and one of the rooms is drywalled and wired.  It appears as if it could have another 3 bedrooms, a family room and a full bath down there.  The three car garage on this one is the cherry on top.  If you're looking in Evans I'd check this one out.  Pics of the property START RIGHT HERE. UPDATE: Thanks to loyal reader Kelly K for informing me these are praying mantis egg cases. *shudder!*

3619 Ponderosa Ct #11, Evans: $75,000. 2 bed, 2 bath, 1046 sq ft, 2006, $100 Down, fully FHA insured.  Like 29th (which we'll cover in a minute), this is considered a 2 story, but the only thing 2 story about it is having the entrance on the ground level, which means you walk up a large flight of stairs every time you come home.  Ah, but once you're home, luxury awaits!  As long as you fix it up, you know, luxuriously.  It does have a gas fireplace and a small deck and overall the unit is in great condition.  Concerning the picture of the lease option flier: I did call the owner of the property who would only say the price of his identical unit was "negotiable".  When I asked if it would be anywhere near the $75,000 asking price of this place the answer was basically No, No Not At All.

8505 Mummy Range, Fort Collins: $34,500. 3 bed, 2 bath, 1136 sq ft, 1978, UNINSURED.  Airport zoning, don't you love it!  Mountain Range Shadows strikes again with this single-wide that's a 5 iron from 25.  Like traffic noise?  Great.  Like airplane noise?  Even better.  Want an income property that will cash flow like mad?  Well, actually this is it.  I was prepared to hate on this place simply based on the price, but it really isn't too bad on the inside.  The layout is kind of cool: the 2 bedrooms on the east half of the house share a bathroom, and the master on the west end doesn't really have a master bath but a larger full bath is adjacent.  Problems?  Oh, there's a bunch of course.  Per HUD:  "HOA fees are $38.75 per month. Manufactured home. Estimated remaining economic life is 23-26 years per appraisal. The foundation system is not permanently anchored. Plumbing & heating are not in working condition. Siding & paint need repair. Traffic noise noted from Interstate 25." Nevertheless, if you have the cash and want a not-so-glamorous income property in (sort of) Fort Collins, check it out. Relist: 5151 W 29th St Unit 2009, Greeley: $67,500. 1 bed, 1 bath, 956 sq ft, 1 car garage, 2000, $100 down with $2200 repair escrow.  Could have sworn I mentioned this one before, but apparently not.  The west Greeley location just west of 47th Ave is convenient if you don't mind living in a massive townhouse/condo community where directions to your friends will consist of "take a right, then your next right, then your third right, then a left, etc."  This one is very much like the Ponderosa condo, but lacks carpet and is much smaller.  I do like the layout of this one a bit more in terms of the kitchen bar/living room thing.  I have pictures somewhere.... April 30th 2010: Stay in Skool Addition

Hey everybody.  I'm happy to bring you a brand new batch of killer deals, but I'm also bummed I must share with you the 2321 Bluebells video.  It is vital you share it with your children as it illustrates the dangers of A) dropping out of school and B) Twilight.

2202 Brightwater Dr, Fort Collins: $177,000. 4 bed, 2.5 bath, 1964 sq ft, 2 car attached, 2005, $100 down with $550 repair escrow for plumbing leak.  This attractive 2-story sits just east of Turnberry in North Fort Collins (y'know, kinda by the Country Club).  It has a massive master bedroom suite, which is contrary to the rest of the house's fairly conservative layout.  The garage is accessed from the back of the house (which is cool), and the back of the house overlooks an open field.

2321 Bluebells Dr, Evans: $108,000. 3 bed, 2.5 bath, 1320 sq ft w/ unfinished basement, 2 car attached, 2003. Uninsured, eligible for 203k financing.  Concerning the house, there's no kitchen.  In fact, the counters appear to have been forcefully torn from the walls as if they were scared of the previous tenants and fled in the night.  "Hey Joe, I believe I saw your kitchen cabinets running down the street last night."  "Yeah, I  kept telling my wife to clean the kitchen but she didn't, and I seen how dirty it was and I can't blame them.  Did you see where they went?"  The rest of the main level is tiled and has a half bath, the upper level holds the 3 bedrooms (with master bath) and the basement is unfinished.  My remarks largely concern the writing on the walls of one of the bedrooms.  So is the house a deal at $108,000?  Well it depends on your faith in the Prairie View subdivision.  We've had a few HUDs in here over the last few years and I've heard grumblings about the construction being hit or miss.  Which makes sense if the cabinets are able to detach themselves and run away in the night.  I blame Edward.    Pics START RIGHT HEREClick here for more info, pics or a showing.

3014 Lakeside Dr, Evans: $68,000. 3 bed, 1.75 bath, 936 sq ft over full basement, 1971, 1 car attached, $100 down with $880 repair escrow for furnace repair, exposed wires and exterior paint.  As I mention on the video, I wasn't even going to take pictures of this brick ranch (let alone a video) but after swinging through the basement I can see potential.  Before the basement was torn apart, it probably had another 3 bedrooms, bathroom and kitchen. 521 E 12th St, Loveland: $90,000. 2 bed, 1 bath, 1054 sq ft, 1905, $100 down with $1100 repair escrow.  This cute little bungalow near downtown Loveland appears on the surface to be a solid deal, and indeed it is if you can handle plumbing and furnace repair. 3606 Myrtle St, Evans: $79,000. 2 bed, 1 bath, 864 sq ft over 864 finished, 1971, 1 car attached, fully FHA insured, $100 Down.  Strangely enough, this week's only fully FHA-insured HUD also has 'evidence of a mold-like substance'.  Take appropriate action!  This one came through late on Friday after I'd left Greeley far, far behind, so let me know if you want to go check it out.  Click here for more info, pics or a showing.


Price Reductions

1621 Marilyn Ct, Loveland: $144,900. 3 bed, 2 (1!) bath, 1978, 1884 sq ft, 2 car attached.  From last month: This bi-level is literally missing the upstairs bathroom (it's an empty room) and the amount of work it needs is totally not in line with its current price.  When it eventually gets down to $145k it may be worth considering. COMING UP:

5713 Chardonnay St, Evans: $180,000. 5 bed, 3 bath, 1312 sq ft over full mostly finished, 2005, $100 down, fully insured.  I'm surprised this is our first Grapevine Hollow listing since we've had HUD inventory in just about every Greeley/Evans subdivision.  As one might expect, the house is super nice and other than furniture marks in the carpet looks like a new home.  The basement is 95% finished, with a slick bar and a large home theater wired in Geek Squad fashion.  One of the two basement bedrooms doubles as a laundry room (it works, though) and there's a separate laundry area just outside the master bedroom on the main floor.  As is the case with many houses in this subdivision, it has a large lot with most of the area belonging to the fenced back yard.  I drove around on snowy Friday, so you can't see much in the pics in terms of landscaping but the little archway in the back should be visible.  I like the layout on the main floor, with the master on one side and the two spare bedrooms on the other.   And the three car garage (with a ceiling fan!) is slick, as is the stucco finish.  However, don't expect a ton of high-end features.  It's just simply a nice house in a nice area.  With a nice garage, with a crappy ceiling fan in it.
