2-12-2010: HUDs for Lovers Edition

Greetings all!  There's a couple of places from last week I'll be including in this week's update as well.  If you're wondering (and I'm sure you aren't) about the lack of an update last week, let's just say I owe it to my clients to tend to their needs, so this fun little blog sometimes needs to take a back seat to my business.  KnowwhatI'msayin'?  And if you're wondering just how busy I am, I haven't even thought about picking up BioShock 2 yet.  Whoa.

312 9th St, Greeley: $45,000. 2 bed, 1 bath, 1016 sq ft, 1946, insured with $550 escrow, $100 Down.  This little joint is in surprisingly good shape although the appraiser recommends a structural inspection since the floors are uneven.  It has a massive, long lot that appears to have had a structure on it at some point, and the vinyl siding on the house is in great shape.  It sits right behind Big R and is actually a pretty decent buy.   No pics, no video.  Sorry.

2818 Alan Street, Fort Collins: $99,000. 3 bed, 1 bath, 1191 sq ft, 1977, insured w/ $4895 escrow, $100 down.  This Countryside 2-story is identical to our recent HUD at 2813 Alan, which was also listed for $99,000 (sold for $97k).  And like 2813, this one sits in a 100-year floodplain and requires flood insurance.  The house is lacking flooring throughout, and appears to have been prepped for a complete overhaul as the 3 bedrooms have been sprayed with a light brown paint.  Oddly, like 2813 before it, this is also missing the toilet.  Not a big deal, but just thought I'd mention it.  The backyard needs some McLovin', and the repair escrow of $4895 puts it just under the radar of 203k territory.  Regardless, I could see this one having some issues on the financing front.  Contact me if you have more specific questions about this.  I suspect I'll be getting two dozen calls from agents about it now.  Can't wait.  Yes that's sarcasm.  Pics: Click here for more info or showing.

233 E 21st Street Rd, Greeley: $84,000. 3 bed, 1 bath, 864 sq ft over full unfinished, 2003, fully FHA insured, $100 Down.  This one needs a cosmetic face lift (scope that nasty carpet) but the basics are there.  The basement could have another bedroom or two, living room and bathroom. 950 52nd Ave Ct, Greeley: $80,000. 2 bed, 2 bath, 916 sq ft, 2002, insured with $2530 repair escrow, $100 Down.  This west Greeley condo has a gas fireplace, attached garage and is in decent condition.  However, the repair escrow is set aside for replacement of the 'floor covering' and plumbing, both of which are unusual (the latter because it's a condo, the former because, well, the carpet isn't that bad but does have a couple of holes in it).  Our last 950 52nd Ave Ct condo sold for $90,500, so consider this one a bang-up deal. 432 E 28th ST Rd, Greeley: $92,000. 2 bed, 1 bath, 1039 sq ft w/ unfinished lower level, 2004, fully FHA insured, $100 down.  In case you missed the other two HUDs we've had in Riverview Farm in the last two weeks, here's your chance to get in on the action.  This is the trashed one of the bunch comparatively speaking, with holes in every single wall and some...thing in the carpet in every room which means carpet needs to be on the to-do checklist.  Yes it is only a 2 bedroom tri-level, and the unfinished third level is framed for another bedroom.  Don't recall seeing a rough-in down there.  Corner lot, two car garage, decent kitchen.  Want to live in the shadows of 34?  Look no further.  Pics: Click here for more info or showing.

A FEW FROM 2-5-2010

938 S Del Norte, Loveland: $115,000. 3 bed, 2 bath, 864 sq ft over mostly finished basment, 1975, insured with $2640 repair escrow, $100 Down.  This dated ranch in Loch Lon is a deal - compare it with our recent HUDs on Tyler.  Check out the pictures here:  And of course the video:

2917 Anchor, Evans: $124,000. 3 bed, 2 bath, 1300 sq ft over full unfinished, 2002, insured with $275 repair escrow, $100 Down.  This North Point ranch is also in better-than-average condition, and other than a sad example of what kids will do with blue paint is fairly neutral. I would plan on carpet and paint throughout, but it isn't bad.  HUD's note of "Subject backs to 29th Street, a busy traffic street" is hilariously wrong, as it backs to no street, and is somewhat adjacent to 29th Avenue which really isn't busy at all.  Check out the pictures here:  The video.

2910 W 12th St, Greeley: $103,000.  4 bedrooms, 2 baths, 1080 sq ft over a full 75% finished bsmt with a 1 car attached garage, and a HOT TUB!!, 1961, insured with $2310 escrow, $100 Down.  Typically, hot tubs and foreclosures go together like spaghetti and hair.  However, I'm going to go out on a limb and say the hot tub in this property is probably the nicest thing about it.  Indeed, it has a permanent structure purpose built for it (and a big concrete slab underneath) and the hot tub room smells like you'd hope it would, i.e. a bit of chlorine and sauna-like wood smell.  As for the house, here's the pics:  And the video:

Price Reductions

41616 Highway 125, Cowdrey (near Walden): $88,000.  3 bed, 2 bath, 1999 sq ft over full basement, 1975.  Ah yes, back on the market for the 3rd time.  And while I don't know the particulars of why it keeps coming back I do know the house needs some work, more than the minor repair escrow of $220 implies (incidentally, the $220 is for a toilet.)

  4785 Sunvalley Dr, Loveland: $160,200.  5 bed, 3 bath, 1144 sq ft over 1144 mostly finished.  This Windsong N Loveland ranch is likely to get a price reduction. (UPDATE: Yes, it did.)  There's a lot to like here, but a lack of carpet on the main floor

and a wonky master suite layout ain't doing it any favors.  The basement hides 2 bedrooms and a bath (it is of course listed as a 3 bed, 2 bath), the washer and dryer are STILL THERE and there's a two car attached garage.
